Estimator

Founded in 1956, S+B James Construction has been setting the standard for excellence in healthcare, education, and commercial construction in Southern Oregon and Northern California. We are currently looking for an Estimator for our Southern Oregon office who is highly motivated and passionate about what they do.  The estimator will participate in all aspects of the bid and estimating process from review of plans and specs to soliciting and negotiating prices from subcontractors and suppliers through completion of bid/estimating effort including closeout. Performs quantity take-off, pricing, scoping and bidding of construction projects involving more complex trade packages and self-perform work.

Key Responsibilities:

• Performs quantity take-offs.


• Responsible for the pricing and bidding of construction projects.


• Develops and documents logical assumptions during conceptual estimating activities and applies these assumptions to takeoff tasks.


• Communicates with architects and consultants to clarify scope of work, materials, and schedule requirements, and documents these clarifications.


• Conducts reviews of milestone documents for the development and pricing of value alternative opportunities.


• Actively participates in the internal estimate review process.


• Responsible for the final assembly of the estimate for presentation to owner.


• After the bid, collects and organizes all bid information for future reference.


• Aids field operations with change order pricing if needed.
  
  

Subcontractor Analysis for Bids

• Directs, coordinates and provides information and documents to subcontractors.


• Prepares contractual exhibits for scope of work for subcontracts.


• Participates in hard bid/estimating and GMP budgeting activities by soliciting subcontractor support and evaluating bids.
  
  

Industry Knowledge / Relationships

• Builds and maintains a database of project costs based on historical costs, current market conditions, subcontract and supplier feedback. 


• Builds relationships with subcontractors to obtain a competitive advantage for S+B James.


• Attends industry events and represents S+B James to the industry in a professional capacity.


• Builds and maintains relationships with internal S+B James clients.


• Keeps current with latest estimating technology and techniques.


• Demonstrates basic conceptual estimating skills by interpolating data.


• Questions designs and assumptions and presents ideas to manager on the project.
  
  

Skills and Qualifications:

• Bachelor’s degree in Construction Management or Engineering and/or 5-7 years of equivalent experience required


• General knowledge of construction principles and processes.


• Ability to synthesize cost data from a wide range of sources into a conceptual estimate.


• Ability to read and interpret drawings and specifications.


• General knowledge of negotiated bids, hard bids, Lease-Leaseback and GMP processes.


• Working knowledge of estimating technology and tools including BIM related software.


• Strong math and analytical skills.


• Attention to detail.


• Solid interpersonal and communication skills.


• Strong work ethic and core values.

• Maintains a “value added” approach to estimating.

Salary - $90,000 - $130,000 per year DOE
