Job Description - Facilities & Real Estate Technical Project Manager
Key Responsibilities\n\nWe are seeking a Facilities \u0026 Real Estate Technical Project Manager to lead the planning and execution of capital facilities and real estate projects supporting semiconductor manufacturing and cleanroom operations. This role is responsible for delivering projects from concept through completion, including cleanroom construction, renovations, and infrastructure upgrades that enable wafer fabrication, process tool installations, and advanced manufacturing capabilities.\n\nThe ideal candidate brings hands-on experience working in ISO-classified cleanroom environments, understands the operational sensitivity of semiconductor facilities, and excels at executing projects while maintaining safety, contamination control, and uninterrupted manufacturing operations.\n\n### What You\u2019ll Do\n\n * Lead facilities and real estate capital projects from feasibility and design through construction, commissioning, and closeout, with a focus on semiconductor cleanrooms and high-tech manufacturing environments.\n * Develop detailed scopes of work, execution strategies, schedules, and cost estimates for cleanroom and advanced manufacturing projects.\n * Manage RFP development, bid evaluations, contractor selection, and construction-phase contract administration in partnership with Procurement.\n * Own project financial performance, including capital budget management, forecasting, variance analysis, and purchase order (PO) creation and approvals.\n * Coordinate multidisciplinary design and construction efforts across architectural, structural, mechanical, electrical, fire protection, and process utility systems (HVAC, exhaust, CDA, vacuum, specialty gases, UPW, etc.).\n * Plan and execute work in live manufacturing environments, balancing uptime requirements, shutdown coordination, tool move-in schedules, and phased construction activities.\n * Lead and participate in cross-functional meetings with Facilities, Process Engineering, EHS, Tool Install, IT, Security, and business stakeholders.\n * Serve as the primary construction-phase point of contact for general contractors, subcontractors, and trade partners.\n * Lead construction coordination meetings, site walks, and issue-resolution sessions; actively manage RFIs, submittals, change orders, inspections, and punch list completion.\n * Coordinate closely with Facilities, EHS, Operations, and Manufacturing to ensure safe execution in active semiconductor and cleanroom environments.\n * Ensure compliance with cleanroom standards related to ISO classification, contamination control, airflow management, gowning protocols, and material compatibility.\n * Track and report project performance, risks, and mitigation strategies to business and facilities leadership.\n * Identify risks, perform root-cause analysis, and implement corrective actions to maintain schedule, budget, and quality commitments.\n * Contribute to continuous improvement initiatives, including project delivery standards, cleanroom design guidelines, and capital project best practices.\n\n\n\nWhat You Bring\n\n * Experience managing facilities and/or real estate capital projects in semiconductor or advanced manufacturing environments.\n * Demonstrated experience with cleanroom construction, modifications, or tool\u2011ready infrastructure projects.\n * Working knowledge of semiconductor facility systems, cleanroom design principles, and coordination with process and tool installation teams.\n * Strong background in project scope development, budgeting, scheduling, contractor management, and cost controls.\n * Proven experience working directly with general contractors and multiple subcontractor trades during active construction in operational facilities.\n * Familiarity with RFP development, procurement coordination, and financial systems for capital projects.\n * Ability to manage multiple projects simultaneously in operational, high\u2011risk, and schedule\u2011driven environments.\n * Strong problem\u2011solving skills with the ability to balance technical, operational, and business constraints.\n * Clear, effective communication skills across technical and non\u2011technical teams.\n\n\n\nPreferred Qualifications\n\n * Bachelor\u2019s degree in engineering, Construction Management, Architecture, Facilities Management, or a related field (or equivalent experience).\n * Experience supporting semiconductor fabs, R\u0026D cleanrooms, or pilot manufacturing facilities.\n * Knowledge of applicable building codes, life\u2011safety systems, and EHS requirements for semiconductor facilities.\n * Familiarity with phased construction, tool\u2011hookup coordination, and operational turnover in cleanroom environments.\n * Project Management certification (PMP or similar) a plus.\n\n\n\nWhy Join Us\n\n * Lead high\u2011impact capital projects that directly support semiconductor manufacturing and technology development.\n * Work in technically complex, mission\u2011critical facilities environments.\n * Collaborate with cross\u2011functional teams delivering projects essential to operational excellence and business growth.\n\n\n\n## Qualifications\n\n### Education:\n\nBachelor\u0027s Degree\n\n### Skills\n\n### Certifications:\n\n### Languages:\n\n### Years of Experience:\n\n7 - 10 Years\n\n### Work Experience:\n\n## Additional Information\n\n### \n\n### Shift:\n\n10-Day 8-Hr (United States of America)\n\n### \n\n### Travel:\n\nNo\n\n### \n\n### Relocation Eligible:\n\nNo\n\n### Referral Payment Plan:\n\nEmployee Referral (Standard)\n\nU.S. Salary Range:\n\n$116,000.00 - $159,500.00\n\nThe salary offered to a selected candidate will be based on multiple factors including location, hire grade, job-related knowledge, skills, experience, and with consideration of internal equity of our current team members.
