Job Summary:
The Facilities & Safety manager is primarily responsible for daily operation of the physical hospital and partner facilities, including but not limited to HVAC, electrical, steam generation/sterilization and plumbing systems, grounds keeping, maintenance of common areas, biomedical equipment maintenance and repair, and general building maintenance. Understanding codes, standards, guidelines and regulations related to health care facility design, construction and plant operations as defined by local, state, and federal entities, including NFPA, FGI, and CMS is essential. Requires ability to work independently, critically think on a systems level, and coordinate and oversee project management.

Salary range (Exempt): $89,500 - $135,000
(salary range is intentionally broad as pay will be determined based on qualifications, experience and eligibility for bonuses)
Essential Job Functions:
- Primary responsibility for the operation and proper functioning of the physical hospital, partner facilities and equipment. Includes but is not limited to:
- Monitors HVAC system to maintain cooling, heating, humidification and pressure within ranges defined by regulation or as required by specialized equipment; work areas to additionally be maintained within ranges for staff, visitor and patient comfort.
- Maintains and monitors medical air systems to ensure supply of all medical air gases
- Monitors and troubleshoots steam generation and water treatment to
ensure proper functioning of sterilization and humidification systems
- Oversight of biomedical equipment maintenance and repair according to manufacturer recommendation
- Oversight of temperature and humidity monitoring systems and alarm response
- Establishes preventative maintenance program according to manufacturer or industry guidelines for all mechanical equipment including AHUs, boilers, chillers, steam generators, medical air systems and pumps
- Performs, delegates or contracts for general building maintenance. Conducts walk throughs to identify needed maintenance, repairs, or cosmetic touchups/upgrades.
- Responsible for compliance with all Life Safety and Fire safety regulations, including the NFPA 101 Life Safety Code and NFPA 99 Health Care Facilities Code
- Develops and maintains tracking and record keeping for all required Life/Fire Safety inspections in work. Inspections, maintenance and/or drills are scheduled through the work order system.
- Acts as primary point of contact with local, state and federal agencies, and corporate partner(s) for all inspections, surveys, plans of correction and other communication
- Monitors for any changes in Life and Fire safety codes to ensure facility
compliance.
- Provides reports of completion of all life and fire safety inspections or drills as requested.
- Responsible for evaluating and overseeing new construction /remodel/maintenance work to ensure compliance with Life and Fire safety codes and regulations, and proper measures undertaken to maintain appropriate infection control, and/or maintenance of required environmental conditions.
- Initiates interim life safety plans as indicated
- Responsible for managing an electronic system of work order entry and tracking.
- Provides reports on work order completion and status as requested.
- Maintains records of worked hours for all work completed on common areas
and all areas outside of ASH or its other entities.
Ensures a system of work order assignment and completion verification audits.
- Meetings
- Regularly schedules Plant Operations meeting and maintains meeting minutes
- Participates in hospital leadership meetings and designates a replacement
attendee if unable to attend
- In coordination with senior leadership, develops short range and long-range capital budget for physical hospital and campus.
- Manages and oversees services contracted for inspections, repair, maintenance, or installation of all physical hospital systems and infrastructure and biomedical equipment.
- Defines scope of work and obtains quotes for services as needed/requested.
- Responsible for ensuring compliance with all regulations for disposal of regulated medical and pharmaceutical waste.
- Ensures all required education and training for ASH or contracted staff removing or transporting RMD and pharmaceutical waste.
- Department leadership, supervision and scheduling
- Maintain call schedule to ensure 24/7 emergency coverage for hospital, offices and clinics.
- Adjust schedules accordingly to accommodate work on weekends and after
hours.
Responsible for scheduling and timecard approval for facilities and
biomedical technicians.
Supervises biomedical and facilities technicians and conducts performance evaluations as indicated.
- In conjunction with Senior Leadership, coordinates emergency preparedness program
- Participates with planning and coordination to implement requirements set forth
in the State Operations Manual Appendix Z – Emergency Preparedness
- Conducts Hazard Vulnerability Assessments and develops and maintains hospital Emergency Operations Plan
- In addition to quarterly fire drills, conducts and/or participates in facility and regional emergency preparedness drills.
- As the facility safety officer, assesses environment of care to promote patient, visitor and staff safety.
- Periodically conducts Environment of Care audits and provides summary of findings to senior leadership and relevant department(s).
- Responsible for general security of facility and its off-campus locations, and management of the access control and alarm systems.

- Assesses department needs for continuing education and training in hospital facilities maintenance and management and make recommendations to the VP of Surgical Services.

Minimum Requirements:
Education: Bachelor’s degree preferred.
Certification, Licensure: Certified Healthcare Facilities Manager (CHFM) preferred
Experience, Training, Knowledge: Strong computer skills. Minimum 5 years hospital facility management experience. Leadership experience preferred.
Physical Requirements:
This position requires lifting, carrying, pushing, and/or pulling up to (50) pounds in routine material handling, stocking and redistributions process. Arm, hand, wrist, finger coordination required in order to utilize tools and computer keyboard and mouse. Must be able to hear, speak and see in order to perform listed duties and tasks.
Working Conditions/Environmental Exposures:
Environmental hazards such as chemicals, solvents, needles, needle containers, sharps, blood, body fluids, various infectious/communicable diseases, infectious medical waste, radiation, and/or radioactive materials and/or radioactive waste, proximity to moving mechanical parts. Protective clothing/equipment may be necessary.

ASH IMMUNIZATIONS AND VACCINATIONS REQUIREMENTS – Aligns with CDC’s Advisory Committee on Immunization Practices (ACIP) for Healthcare Personnel
Hepatitis B- Lab evidence of immunity (titer) to Hepatitis B or three doses Hep B vaccine at appropriate intervals
Influenza- documentation of current seasonal flu vaccine (mandatory from November 1st through March 31st each year)
