General Description and Classification Standards

Coordinates planning, construction, remodeling, custodial, landscape maintenance, security and building maintenance activities of various facilities of the department. Provides instructions to and reviews the work of maintenance, custodial and security personnel and/or contractors to ensure work is completed effectively and in a timely manner. Aids in the planning, development and installation of new sites, facilities, and buildings; and performs other tasks as assigned. This is an experienced, skilled, or technical level capable of carrying out most assignments typical of the position or specialty with limited guidance or review. This level would be considered a promotional level and attainable by any incumbents in a work group who demonstrate the necessary knowledge, ability, and performance. Could be the only position in this specialty in a work group or could be part of a general or specialized work team. Supervision Received Works under minimal supervision. May assist in training, orienting, or observing lower-level associate, apprentice, or semi-skilled employee in the group.

Facilities Coordinator will be required to work any of three (3) shifts or combination thereof based on the project oversite requirements.

Essential Duties & Responsibilities

These are typical responsibilities for this position and should not be construed as exclusive or all inclusive. May perform other duties as assigned. Plans, organizes, assigns work to, supervises, and reviews the work of subordinate personnel to assure quality work is completed on schedule within safe conditions. Schedules, plans, and writes work orders, inspections, and work notices to complete job assignments and building inspections on schedule using a computer, telephone, and answering machine. Communicates orally and in writing with management, peers, subordinate personnel, department employees, and the general public to arrange, schedule, and oversee completion of building maintenance activities using a computer, telephone, and personal contact. Inspects construction projects to ensure contractors conform with contract documents, building codes and time schedule using contract documents and building and safety codes.

Project and contractor oversite (e.g., architectural, engineering, construction, operational, etc.) to assure that the department is receiving the professional services agreed upon in the contract using a computer, telephone, word processing software and miscellaneous office equipment. Responds to emergency calls for assigned work area to perform emergency repairs during off-duty hours by using a pager, telephone, department vehicle, hand tools, power and specialty tools, and necessary materials. Coordinates and attends meetings to exchange information regarding issues, programs, and projects. Attends meetings and conferences to facilitate communications, exchange of ideas, and present drawings and sketches. Coordinates the repair, replacement, troubleshooting, identifying, and correcting of maintenance problems found within the facilities. Instructs and trains new staff on proper work methods, safety requirements, facilities procedure manual, and other pertinent policies and procedures through one-on-one interaction and demonstration. Assists in the development of unit and budget to project and request funding for upcoming years operations and assist with annual section budget using previous years' allocation, current year funding guidelines, catalogs, estimating manuals, computer, and miscellaneous office equipment. Inventories equipment and modular furniture to maintain a record of equipment and control and allocate components.

Follows standardized procedures and written instructions to accomplish assigned tasks. Leadership Provided Provides guidance and training as required to lower level, interns, temporary employees, etc.

Knowledge, Skills & Abilities

This is a partial listing of necessary knowledge, skills, and abilities required to perform the job successfully. It is not an exhaustive list.

Knowledge of the principles and practices of building construction, maintenance, security, custodial services, landscape maintenance, and repair to perform tasks. Provide guidance, direction, and supervision of subordinate personnel and vendors. Must have knowledge of the principles and practices of supervision to provide direction, guidance, oversight and evaluation of subordinate staff performance. Knowledge of building and safety codes; knowledge of architectural, HVAC, plumbing, electrical, civil and structural engineering, custodial, landscape, and security disciplines; knowledge of building construction, custodial and landscape tools, equipment, materials, methods, standards, and trade practices; knowledge of building standards publications (e.g., American Standards and Testing Material, Building Cost Estimating, Architectural Graphics Standards). Will have knowledge of drafting techniques and standards; knowledge of specialized building systems (e.g., fire suppression, UPS, hardware, security and communication). Skilled in operating a computer and computer software (i.e. Microsoft Office Suite); skilled in communicating in writing and orally in a positive and productive manner with management, peers, subordinate employees, vendors, users, other agencies and the general public to exchange information and resolve issues; skill in accurately reading and interpreting blueprints, sketches and schematics as they relate to buildings and utility service systems; skill in time management techniques; skill in effectively coordinating personnel and resources on various projects; skill in developing appropriate and cost effective building design solutions; skill in resolving complex planning problems; skill in estimating complex construction costs; skill in preparing construction documents (architectural, HVAC, plumbing, electrical and structural); skill in accurately applying methods, practices, and procedures in preventative maintenance, inspection, repair, renovation, and minor construction of buildings and utilities; skill in using of drafting instruments, production and office equipment; skill in using Automated Computer Aided Design (AutoCAD) software and equipment. Ability to develop, implement, evaluate, amend, and recommend programs to provide preventative maintenance and repairs to reduce unexpected and emergency situations; ability to develop and maintain effective working relationships with individuals in all levels of the organization, other agencies and the general public; ability to work well under pressure; ability to be flexible in responding to changes in schedules and job priorities; ability to analyze situations accurately and adopt an effective course of action; ability to interpret written and oral instructions; ability to interpret building and safety codes; ability to safely operate state motorized vehicles; ability to develop and adhere to schedules; ability to review shop drawings and submittals for contract compliance; ability to produce architectural/engineering working drawings, specifications and complete construction contract documents; ability to operate a keyboard to type reports, notices, correspondence, forms, documents, files, and other written communications; ability to respond to emergency situations in an efficient and timely manner; ability to observe, record, and report unsafe working conditions; ability to use various builders; measuring devices (e.g. level, tape measure, scale and transit); ability to move heavy objects.

QUALIFICATIONS

Minimum Qualifications Education and Experience

High School Diploma

3-5 years of surveying, engineering, maintenance, or construction experience; or any equivalent combination of education, training, and experience, which provides the necessary knowledge, skills, and abilities for this job.

Preferred Education & Experience

Completion of appropriate technical course or associates degree related to Facilities Maintenance or similar area, or

3 years as a Facilities Maintenance Technician or similar role.

Licensures and Certifications:

Valid State Issued Driver's License is required.

*Airside and Landside Coordinators must obtain the Airport Movement Area (AMA) Certification within 90 days of hire.
