Job Description - Facilities Director Campus Operations

Director of Facilities Operations (IFM) – Geneva, NY

Location: Geneva, NY (Relocation Assistance Available)

Join a leading organization as a Director of Facilities Operations supporting a premier higher-education campus. This is a high-impact leadership role overseeing Integrated Facilities Management (IFM) operations across a complex campus environment.

We are seeking a senior facilities leader with strong expertise in HVAC, maintenance, construction, capital projects, and multi-million-dollar budgets, along with proven experience managing union teams and C-suite relationships.

Key Responsibilities

  • Lead end-to-end campus facilities operations, including physical plant, custodial, grounds, and construction
  • Manage $9M+ operating and capital budgets, including forecasting, cost control, and financial performance
  • Oversee preventive maintenance and reactive repairs across HVAC, plumbing, electrical, and utilities systems
  • Direct capital and construction projects—ensuring delivery on time and within budget
  • Supervise and develop union and non-union teams, including skilled trades and supervisors
  • Partner with C-suite executives and client stakeholders to drive strategic facilities decisions
  • Ensure safety, compliance, and operational excellence across all service lines
  • Manage vendors, contractors, CMMS systems, and campus logistics services

Required Qualifications

  • 5+ years of leadership experience in facilities, operations, or IFM
  • 5+ years of hands-on IFM experience (physical plant, custodial, grounds, construction)
  • Proven experience managing multi-million-dollar budgets ($5M–$9M+)
  • Strong background in HVAC, electrical, plumbing, and utilities systems
  • Experience leading unionized workforce environments
  • Demonstrated ability to influence and communicate with senior executives (C-suite)
  • Bachelor's degree or equivalent experience

Preferred Experience

  • Higher education, healthcare, or a large campus environment experience
  • Knowledge of Northeast/NY building codes, vendors, and labor practices
  • Experience managing single-site campus or large facility operations
