Facilities Maintenance Technician (GBP MC)

Description

 We are seeking a skilled and proactive full-time Facilities Maintenance Technician to oversee the day-to-day maintenance and repair operations of our well maintained 168-unit, 6-story condominium complex. The ideal candidate will ensure the property's infrastructure remains in optimal condition, addressing routine maintenance tasks and coordinating with licensed contractors for specialized repairs as needed. 

Requirements

Key Responsibilities:

· Routine Maintenance: Perform regular inspections and maintenance of building systems, including HVAC (Whalen units), plumbing, electrical, and structural components.

· Repairs: Address minor repairs such as fixing leaks, replacing fixtures, patching drywall, and ensuring doors and windows function properly.

· Contractor Coordination: Liaise with licensed professionals (e.g., electricians, plumbers, HVAC specialists) for tasks beyond the scope of in-house maintenance.

· Preventive Maintenance: Develop and implement preventive maintenance schedules to prolong the lifespan of building systems and reduce downtime.

· Safety Compliance: Ensure all maintenance activities comply with local, state, and federal safety regulations.

· Documentation: Maintain accurate records of maintenance activities, repairs, and contractor services.

· Emergency Response: Respond promptly to emergency maintenance requests, including after-hours situations as necessary.

Qualifications:

· Experience: Minimum of 5 years in facilities care, preferably in multi-tenant residential buildings.

· Technical Skills: Proficient in general maintenance tasks, including basic plumbing, electrical, HVAC, and carpentry.

· Interpersonal: Strong interpersonal skills to effectively interact with residents, management, and contractors.

· Problem-Solving: Ability to diagnose issues and determine appropriate solutions efficiently.

· Physical Requirements: Capable of lifting up to 50 lbs, climbing ladders, and performing tasks that require physical exertion.

Preferred Qualifications:

· Familiarity with Whalen air control systems.

· Experience using computer-based record keeping and build systems preferred.

· Willing to participate in safety training and other certifications if needed.

· Trade licensure (not required)
