The mission of Packgene Biotech is to accelerate gene therapy product development by providing an integrated one-stop solution including plasmid, viral vector, fill-finish and QC analytical services for the gene therapy industry.

Packgene Biotech was founded in 2014 and headquartered in Guangzhou China. It provides CRO/CDMO services to the emerging gene therapy industry and research institutes. Packgene Biotech (US) is a full subsidiary of the parent company and is expanding its global footprint to Houston TX.
The Facilities Technician will perform routine and preventative maintenance, repairs, and inspections on buildings, grounds, and equipment to ensure a safe and functional environment, addressing issues like HVAC, plumbing, and electrical problems.
Requirements
Key responsibilities
Responsible for the completion of all maintenance service requests as assigned.
Monitor and maintain all building systems as assigned.
Diagnose and repair plumbing problems and drain traps, heaters, hot water systems, disposal, faucets, valves, sinks toilets, drinking fountains, pumps, etc.
Diagnose and repair electrical systems including but not limited to incandescent, LED, or fluorescent lighting systems, ballasts, outlets and motors.
Respond to, diagnose and repair heating, ventilation and air conditioning.
Door repair and adjustments.
Troubleshoot building components.
Lighting replacement and repair.
General carpentry and painting.
Perform various other duties as assigned by the Supervisor or Manager.
On call and after-hours response required.
Ability to communicate in written form.
Ability to understand and follow directions.
Maintain a professional courteous manner with vendors, contractors, and fellow employees.
Assure safety standards are used which comply with all company, local, City, State and Federal guidelines.
Ensure compliance of all work-related activities in a fair, ethical, and consistent manner.
Follow established company policies and those outlined in the Employee Guidebook.
Ability to lift, push and/or pull 25+pounds occasionally
Ability to climb a ladder is a must
Special projects and other responsibilities may be determined
Troubleshooting skills
Must have knowledge of computers
Inspections and Safety:
Conducts regular inspections of systems and equipment to identify potential problems.
Ensures compliance with safety regulations and building codes.
May be responsible for responding to emergencies, such as fire alarms or security breaches.
Record Keeping and Documentation:
Maintains accurate records of maintenance activities, repairs, and equipment conditions.
Utilizes work order systems to log activities and track progress.
Other duties as assigned.
Skills and Qualifications
3-5 years Facilities and Maintenance experience
Technical Skills:
Basic understanding of electrical, plumbing, HVAC, and other building systems.
Ability to diagnose and troubleshoot problems.
Proficiency in using hand and power tools.
Other Skills:
Strong problem-solving and analytical skills.
Good communication and interpersonal skills.
Ability to work independently and as part of a team.
Attention to detail and ability to follow instructions.
Physical ability to lift and carry materials.
Education and Experience:
High school diploma or equivalent is required.
Some vocational training or experience in a related field may be preferred.
Building Automations experience or certification preferred but not required
Professional mechanical license preferred EX. HVAC, Refrigeration, Electrical, Plumbing
Bachelors degree preferred but not required
Preferred Experience
Pharmaceutical Facilities or Healthcare Facilities experience is preferred
GDP or GXP experience is preferred
cGMP experience is preferred
Equipment Validation is preferred
EHS experience is preferred
Cleanroom maintenance experience is preferred
Assisting in Audits experience
Working in regulated environments preferred

Physical requirements
Crouching: Bending the body downward and forward by bending leg and spine.
Hearing: Perceiving the nature of sounds at normal speaking levels with or without correction and having the ability to receive detailed information through oral communication and making fine discriminations in sound.
Kneeling: Bending legs at knee to come to a rest on knee or knees.
Lifting: Raising objects of 25lbs from a lower to a higher position or moving objects horizontally from position to position. This factor is important if it occurs to a considerable degree and requires the substantial use of the upper extremities and back muscles.
Pulling: Using upper extremities to exert force in order to draw, drag, haul or tug objects in a sustained motion.
Pushing: Using upper extremities to press against something with steady force in order to thrust forward, downward or outward.
Reaching: Extending hand(s) and arm(s) in any direction.
Repetitive motions: Making substantial movements (motions) of the wrists, hands, and/or fingers.
Sitting: Sitting for a period of time.
Standing: Remaining upright on the feet, particularly for sustained periods of time.
Stooping: Bending body downward and forward by bending spine at the waist.
Talking: Expressing or exchanging ideas by means of the spoken word; those activities where detailed or important spoken instructions must be conveyed to other workers accurately, loudly, or quickly.
Walking: Moving about on foot to accomplish tasks, particularly for long distances or moving from one work site to another.
The worker is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection involving small defects, small parts, and/or operation of machines (including inspection); using measurement devices; and/or assembly or fabrication of parts at distances close to the eyes.
