Job Description - Facility & Property Maintenance Manager / Handyperson

POSITION SUMMARY The Facility & Property Maintenance Manager / Handyperson is responsible for the daily upkeep, repair, appearance, safety, and operational readiness of the property. This role combines groundskeeping, light facility maintenance, fencing and paddock repair, irrigation and water system support, equipment upkeep, housekeeping, inventory control, and basic troubleshooting of facility systems. This is a hands-on position requiring strong follow-through, practical repair ability, independent judgment, and the ability to prioritize work based on season, weather, equipment condition, safety, and operational need.


ESSENTIAL DUTIES AND RESPONSIBILITIES



  1. Groundskeeping and Mowing Maintain mowing, trimming, edging, and groundskeeping across all assigned areas. Adjust schedule based on season, weather, grass growth, and equipment availability. Operate mowers, trimmers, blowers, tractors, UTVs, and related equipment safely. Remove debris, fallen limbs, trash, and hazards from driveways, paddocks, and grounds. Maintain a clean, orderly, and professional property appearance.

  2. Fence, Paddock, and Property Line Maintenance Inspect, repair, and maintain fences, gates, posts, hinges, rails, wire, and boards. Maintain 10 paddocks and related structures for safe, clean, and functional use. Identify hazardous or unsecured fencing and complete timely repairs. Keep fence lines clear of overgrowth, debris, and obstructions. Report larger repairs or vendor-required structural work to management.

  3. General Handyperson Repairs Basic electrical: light fixtures, fans, outlets, switches, breakers, and minor component replacement. Basic plumbing: leaks, hoses, fittings, valves, toilets, sinks, drains, and water line issues. Basic carpentry: shelves, doors, trim, locks, gates, storage repairs, and small structural fixes. Painting, patching, caulking, sealing, hardware installation, and small building repairs. Minor equipment repairs and preventative maintenance.

  4. Water System and Irrigation Repair irrigation lines, sprinkler heads, valves, hoses, fittings, and watering components. Monitor water pressure, leaks, standing water, drainage issues, and system malfunctions. Support troubleshooting of wells, pumps, water heaters, and water distribution components. Perform routine checks to prevent water interruption, property damage, or unsafe conditions. Escalate complex well, pump, or plumbing issues to licensed vendors when required.

  5. Facility Systems - Level 1 Monitoring Wells, water heaters, generators, mini splits, condensers, and fans. Basic electrical panels, breakers, irrigation controls, pumps, and water lines. Expected level: inspect, clean, reset, identify obvious problems, perform basic PM, and escalate.

  6. Equipment Maintenance Check fluids, blades, belts, filters, tire pressure, batteries, fuel, oil, and wear items. Keep mowers, trimmers, carts, tractors, trailers, and equipment clean and operational. Maintain service logs, maintenance schedules, and repair records. Notify management when equipment is unsafe, down, or needs replacement.

  7. Housekeeping and Facility Organization Keep maintenance sheds, tack rooms, storage rooms, and supply areas clean and organized. Maintain tools, parts, supplies, fuel, and chemicals in designated locations. Maintain an orderly inventory system for commonly used parts and supplies. Track and communicate supply needs before items run out.

  8. Preventative Maintenance and Inspections Create and follow recurring maintenance checklists and seasonal plans. Inspect grounds, fencing, water systems, equipment, fixtures, doors, gates, and common areas. Identify issues before they become larger repairs. Document completed work, open issues, vendor needs, and urgent risks.

  9. Safety and Emergency Response Respond to weekend or after-hours emergencies when required. Secure unsafe areas until repairs are completed. Use PPE and safe operating procedures with tools, equipment, fuel, chemicals, and ladders. Support storm preparation and post-storm cleanup.

  10. Communication and Accountability Communicate daily priorities, completed work, urgent needs, and repair status to management. Maintain work orders, maintenance logs, inventory notes, and vendor coordination records. Work independently with limited supervision. Prioritize tasks based on safety, operations, weather, season, and management direction.


Required Qualifications Minimum 3 years of hands-on experience in facility maintenance, groundskeeping, Handyperson, ranch/farm, or similar role. Working knowledge of mowing, irrigation, fencing, basic plumbing, electrical, carpentry, and small equipment maintenance. Ability to operate mowers, hand tools, power tools, trailers, and groundskeeping equipment. Ability to diagnose basic maintenance issues and determine whether to repair or escalate. Reliable transportation to the Reddick, FL worksite.



  • Valid driver's license preferred (company vehicles, trailers, or equipment). Ability to work in Florida heat, rain, humidity, and changing weather. Ability to work independently and be on call Saturday/Sunday.


Preferred Qualifications



  • Experience with farm, equine, ranch, or large-property maintenance.

  • Experience repairing fences, gates, paddocks, tack rooms, sheds, and outdoor structures.

  • Small engine repair experience.

  • Irrigation repair experience.

  • Basic generator, well, pump, or HVAC troubleshooting experience.

  • Experience maintaining logs, supply inventory, and preventative maintenance schedules.

  • Ability to coordinate outside vendors and communicate repair needs clearly.



PHYSICAL REQUIREMENTS



  • Lift, carry, push, or pull up to 50–75 lbs as needed.

  • Stand, walk, bend, kneel, squat, climb, reach, and use tools for extended periods.

  • Work outdoors in heat, humidity, rain, dust, insects, and uneven terrain.

  • Operate vibrating and powered equipment; use ladders and hand/power tools safely.

  • Respond to urgent property needs outside the normal schedule when required.
