Field Operations Manager

Job Description - Field Operations Manager

Field Operations Manager- United Flex Parks

About United Flex Parks

United Flex Parks owns and operates 22 small-bay industrial flex properties across Virginia, New Jersey, Massachusetts and New Hampshire, and the portfolio is growing. The company is part of Patriot Holdings, a real estate investment firm that acquires and operates small-bay industrial, self-storage and manufactured housing communities.

Our tenants are local businesses — contractors, trades, light manufacturers, distributors and service companies — who rely on their space every day. We run a lean team, and this role is our presence on the ground.

Role Summary

You own the quality standard across all 22 parks, and our quality standards are non-negotiable: every site, every unit and every repair is held to them. You travel site to site to manage work orders, meet and organize vendors, make sure code inspections happen properly and turn units. You are also the in-person face of United Flex Parks for tenants: the person who walks the site, talks with tenants and prospects, helps with leasing inquiries on site, and fixes problems before they grow.

This Is a Multi-Site Field Leadership Role That Includes Extensive Travel

Most of your working time is on the road and on site, not at a desk. Please apply only if regular regional travel works for you.

  • Territory: 22 properties across Virginia, New Jersey, Massachusetts and New Hampshire, with more being added.

  • Travel: up to 75% travel, with 25% overnight — regular multi-day trips and overnight stays to cover the territory.

  • Driving: valid driver's license, clean driving record and a reliable vehicle. $500 monthly car allowance.

  • On-call: shared responsibility for urgent and after-hours issues, following a Director-approved emergency protocol.

  • Required location: must be based in Marlborough, MA or the surrounding MetroWest area.

Key Responsibilities:

MAINTENANCE

  • Own work orders across all properties: triage, dispatch the right vendor, then verify and close.

  • Run the preventive maintenance program and unit turnovers, so units are ready for showings and move-ins.

VENDORS AND CONTRACTS

  • Meet vendors on site; build and organize the vendor network, schedules and service contracts.

  • Get bids and scopes together; get Director approval before executing any contract.

  • Hold vendors accountable to scope, schedule, cost and our quality standards; track performance and address issues directly.

INSPECTIONS, SAFETY AND COMPLIANCE

  • You own inspections: make sure code inspections happen on time and properly across every park.

  • Build and maintain a records vault for all inspection, safety and compliance records. You are expected to use your own creativity to design how it is organized, accessed and kept current.

  • Carry out scheduled and risk-based property inspections across all parks.

  • Respond to urgent and emergency issues (24/7 coordination) under the standing emergency protocol.

TENANT RELATIONS AND ON-SITE LEASING

  • Help handle leasing inquiries at the on-site level: answer prospect questions, show available units and gather prospect details, coordinating closely with the Leasing & Commercial Accounts Manager.

  • Be the first in-person point of contact for tenants; hold face-to-face conversations and resolve on-site issues.

  • Confirm units are ready for move-in; complete move-out walkthroughs; take photos and flag site issues.

BUDGETS AND REPORTING

  • Manage facility spend within approved limits; bring major spend and capital needs to the Director of Operations.

  • Send a weekly property condition report to the Director and keep the work order system current.

Qualifications:

REQUIRED

  • 3+ years in property maintenance, facilities or field operations, ideally across multiple sites.

  • Experience managing vendors and contractors, including scheduling and checking their work.

  • Leasing experience required — comfortable fielding prospect inquiries, showing space and supporting the leasing process.

  • Working knowledge of basic building systems (HVAC, electrical, plumbing, roofing, overhead doors).

  • Willing and able to travel regularly, including overnight, across multiple states.

  • Valid driver's license, clean driving record and reliable transportation.

  • Clear, professional communication with tenants, vendors and leadership.

  • Able to lean into creativity: help co-build our work order systems and find ways to enhance communication through technology.

  • Able to lift 50 lbs, climb ladders and work outdoors in all weather.

 PREFERRED

  • Experience with small-bay industrial, flex, self-storage or other multi-site commercial property.

  • Trade certifications or licenses (e.g., HVAC, electrical, EPA, OSHA 10/30).

  • Experience managing a facilities budget and operational budget.

  • Hands-on handyman or trade background; able to do small handyman work or minor repairs using standard tools.

Compensation and How to Apply

  • Base pay: $80,000 per year.

  • Car allowance: $500 per month.

  • Travel expenses: covered through a company card.

  • Benefits: standard company benefits package.

  • All applications should go to [email protected].
