MAJOR DUTIES AND RESPONSIBILITIES
General:
Assist in setting maintenance standards and standardizing the methods in which work is accomplished.
Assist in developing procedures for performing daily maintenance tasks.
Coordinate daily maintenance services with the Director and individual residents when performing maintenance assignments in resident living and/or recreational areas.
Assure all fire safety equipment is functioning properly. Perform tests on the equipment according to established policies and procedures.
Conduct fire emergency and/or other drills on a periodic basis in accordance with
the fire/safety policies and procedures.
Responsible for maintaining proper inventory levels of lighting, electrical, maintenance supplies and parts.
Assure that work schedules are followed as closely as practical.
Perform administrative requirements (i.e., completing necessary forms, reports, etc.) and submitting to the Director as necessary.
Assist with special events as needed.
Maintenance and Repair
HVAC -- Perform general maintenance as specified by the manufacturer and in accordance with our established policies and procedures. Work with Sunset Home Maintenance Staff when additional repairs are needed.
Maintenance Work Order Forms—Pick up daily, prioritize and handle as appropriate. Keep director advised as to status and/or completion of work orders.
Laundry Equipment – Perform general maintenance as specified by the manufacturer and in accordance with established policies and procedures. Change dryer filters in accordance with established policies.
Apartment Refurbishing –
Repair and paint empty apartments.
Clean and/or repair AC/Heating unit(s) in apartments.
Pull out old carpet if new carpet is being ordered.
Strip wax on tile floor in each apartment in preparation of waxing by Housekeeper.
Make other repairs as necessary in preparation of new tenant.
Work with Director for unscheduled room upgrades.
Paint all areas of the facility as needed and/or as directed by your Supervisor.
Electrical –
Perform basic wiring (i.e., replacement of outlets, switches, etc.)
Replacement of light fixtures and/or lights.
Perform other electrical tasks as needed.
Plumbing -- Perform general plumbing duties as required (i.e., fix leaking faucets, toilets, clogs, etc.).
Lawn Work/Snow Removal –
Cut all grassy areas surrounding the facility.
Trim trees and bushes.
Keep all other areas free of weeds.
Maintain grounds in a neat, orderly fashion.
Pick up litter and dead branches on the grounds surrounding the facility. Sweep front drive/sidewalks daily. Sweep curbs and/or edge curbs as needed.
Responsible for snow removal according to facility’s policy.
Trash Pickup – Pickup trash according to the facility’s policies and procedures.
Other General Maintenance Responsibilities --
Receive and follow maintenance schedule/instructions from your supervisor and as outlined in our established maintenance policies and procedures.
File complaints/grievances with your supervisor.
Assure that maintenance schedules are followed as outlined for facility.
Other duties as may become necessary or as directed by your supervisor.
Requirements
EXPERIENCE
One year of technical school or related experience required.
SPECIFIC REQUIREMENTS
Must be able to read, write, and speak the English language in an understandable manner.
Must possess the ability to make independent decisions, follow instructions, and to accept constructive criticism.
Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel and the general public.
Must be a minimum of 18 years of age.
Must be knowledgeable of maintenance practices and procedures.
Must possess leadership ability and the willingness to work harmoniously with and supervise non-professional personnel.
Must have the ability to plan, organize, develop, implement, and interpret the programs, goals, objectives, policies, procedures, etc., of the Maintenance Department.
Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of work areas.
Must have patience, tact, cheerful disposition, and enthusiasm, as well as be willing to handle residents based on whatever maturity level they are currently functioning.
Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices.
PHYSICAL REQUIREMENTS
Must be able to move intermittently throughout the workday.
Must be able to cope with the mental and emotional stress of the position.
Must possess sight/hearing senses, or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met, to include the use of supplies and equipment.
Must function independently, have flexibility, personal integrity, and the ability to work effectively with the residents/personnel.
Must be in good general health and demonstrate emotional stability.
Must be able to relate to and work with ill, disabled, elderly, emotionally upset, and at times hostile people within the facility.
May be required to lift, push, pull, and move equipment, supplies, etc., in excess of 50 pounds throughout the workday.
