The General Manager of Operations will be responsible for leading the property’s day-to-day project oversight to include property inspections, vendor management and capital expenditure. Additionally, the General Manager of Operations will assist in setting and managing vendor expectations, developing and maintaining detailed project plans, defining the scope of the project, understanding project risks and assigning team members to specific tasks. The General Manager of Operations will have involvement and oversight of resident account ledgers and charges.
Projects Expertise
Knowledge of general and capital projects,
Knowledgeable in property management software and experience in project management in multi-family housing, hospitality, or retail industries,
Self-starter who is highly organized and motivated, who can take on responsibilities and initiate projects while working independently and as part of a large team,
Passionate individual that maintains excellent customer service relationships with a variety of clients, and
Flexible and capable of prioritizing tasks when working in a busy and changing environment.
Accounts Expertise
Knowledge of resident accounts and general ledgers,
Knowledge of vendor invoicing and insurance compliance practices,
Experience with NetVendor, Avid, Truist, and Entrata
Knowledge of budget creation, management, and oversight.
What You’ll Do:
Project Management
Organize and manage complete active vendor list for property, including adding new vendors as needed.
Manage vendor compliance through the use of NetVendor.
Assist with the annual audit and in developing yearly operating budgets/forecasts.
Work closely with the Maintenance Supervisor to assist in maintaining their monthly and annual budgets/spending.
Participate in, and at times lead, recurring meetings with Regional Manager, Executive Director, and Clients to communicate project status and timeline, budget impact, and vendor needs.
Effectively communicate any delays to project completions or financial constraints impacting timely delivery of projects or tasks.
Be responsive and receptive to team and owners' needs, goals, and objectives.
Assist with move-out/in and large-scale property events, as needed.
Ensure timely completion of property inspections, including quarterly inspections and moving inspections (move-in and move-out).
Ensure compliance with PeakMade key control protocols and confirm associate compliance with policies.
Perform various administrative tasks as needed or as directed and any additional responsibilities as required.
Account Management
Collecting and posting rent in a timely manner according to state and local requirements for each property.
Execute collections strategies to keep delinquency below 1%.
Monitor and follow up on bad debt, including use of an Artificial Intelligence (AI) tool to assist with resident communication and collections.
Preparation of all notices, resident, and guarantor contact, and filing evictions electronically, if available.
Manage Leap program.
Complete pre-close and AME checklists.
Post all charges for quarterly inspections and move-out.
Complete timely Final Move Out statements and quarterly notices.
What You’ll Need:
Proficient in Entrata.
Proficient in Microsoft Office Suite of Applications.
Experience in collecting delinquent rent and post move out charges.
Excellent written and verbal communication skills, including grammar and punctuation.
High school diploma or equivalent is required; college degree preferred.
Excellent customer service skills while maintaining the highest standards of professionalism.
High energy and organization skills required.
Technically savvy individual that can navigate through various project management platforms and property management software systems.
Previous project and account management experience in the multifamily property management industry; Student housing experience preferred.

*The anticipated pay range for this role is $80,000–$85,000 annually, with final compensation determined based on experience, skills, and internal equity.
