Job Summary






The General Manager will oversee the full operations of a real estate rental portfolio, including residential apartments, godowns (warehouses), and other commercial properties. The role is responsible for maximizing occupancy, optimizing rental income, ensuring property maintenance, managing tenant relationships, and driving overall business growth and profitability.






Key Responsibilities



  • Oversee daily operations of all rental properties (apartments, warehouses/godowns, offices, retail spaces)

  • Develop and implement strategies to maximize occupancy and rental yield

  • Ensure properties are well-maintained, clean, and compliant with standards

  • Conduct regular site inspections and audits Leasing & Tenant Management

  • Develop leasing strategies to attract and retain tenants

  • Approve tenant screening, lease agreements, and renewals

  • Handle tenant complaints, disputes, and escalations professionally

  • Ensure high levels of tenant satisfaction and retention

  • Prepare and manage budgets, income projections, and expense tracking

  • Monitor rent collection and enforce timely payments

  • Implement cost-control measures to improve profitability

  • Provide regular financial and performance reports to management

  • Identify new rental opportunities and expand the property portfolio

  • Set competitive rental pricing based on market analysis

  • Develop partnerships with brokers, agents, and corporate clients

  • Lead marketing initiatives to promote available properties

  • Ensure timely maintenance and repairs of all properties

  • Supervise maintenance teams and external contractors

  • Implement preventive maintenance schedules

  • Ensure health, safety, and environmental compliance

  • Ensure all lease agreements comply with local laws and regulations

  • Manage legal documentation, permits, and property records

  • Handle evictions and legal disputes in coordination with legal advisors

  • Lead and supervise property managers, leasing officers, and support staff

  • Set performance targets and conduct staff evaluations

  • Build a high-performance team culture focused on service and accountability






Requirements



  • Bachelor’s Degree in Real Estate, Business Administration, Property Management, or related field

  • Minimum 7–10 years of experience in real estate/property management

  • At least 3–5 years in a senior management role

  • Strong understanding of residential and commercial leasing

  • Strong leadership and organizational skills

  • Excellent negotiation and conflict resolution abilities

  • Financial management and budgeting expertise

  • Knowledge of property laws and tenancy regulations

  • Strong communication and customer service skills

  • Strategic thinking and business development capabilities

  • Experience managing mixed-use property portfolios (residential + commercial)

  • Familiarity with local real estate market dynamics

  • Strong network with agents, developers, and corporate clients
