FLSA: Exempt (Salaried)

Schedule: Full-time, M - F 8am - 4:30pm; On-call rotation and after hours emergencies.  Some weekends.

Opus Select is a 170-unit senior living apartment community serving residents aged 62 and older. This active adult apartment community is located on the beautiful Lynnhaven Inlet in Virginia Beach. The General Services Coordinator is responsible for overseeing all maintenance operations for Opus Select. This position ensures the property is safe, well-maintained, compliant with all applicable regulations, and provides a comfortable living environment for residents. The General Services Coordinator is a working manager that supervises maintenance staff, coordinates vendors and contractors, manages preventive maintenance programs, and responds to resident service requests in a timely and professional manner. What You'll Do In This Role


Property Maintenance & Operations


  • Oversee the daily maintenance, repair, and operation of residential units, common areas, grounds, and building systems.

  • Ensure HVAC, plumbing, electrical, mechanical, fire/life safety, and other building systems operate safely and efficiently.

  • Develop and manage preventive maintenance programs and conduct routine property inspections to identify maintenance needs and safety concerns.

  • Coordinate apartment turnovers and ensure vacant units are prepared for occupancy.

  • Maintain the overall appearance, cleanliness, and curb appeal of the community.

  • Track maintenance activities, key performance indicators (KPIs), and departmental records.

  • Manage building improvement projects, ensuring work is completed on schedule while providing clear, proactive communication to residents and leadership.

  • Participate in resident meetings, including Town Halls and the Resident Advisory Council, providing appropriate operational updates.


Leadership & Team Management


  • Supervise, schedule, train, coach, and evaluate maintenance team members.

  • Assign, prioritize, and monitor work orders to ensure timely, high-quality completion.

  • Foster a customer service-focused culture centered on professionalism, teamwork, and accountability.

  • Provide hands-on maintenance support during staffing shortages, vacations, or emergencies to ensure uninterrupted operations.

  • Oversee work order prioritization, parts inventory, and resident communication with maintenance staff.


Resident Services


  • Respond promptly and professionally to resident maintenance requests.

  • Communicate repair timelines, service expectations, and project updates.

  • Resolve maintenance-related concerns and escalate issues when appropriate to ensure resident satisfaction.


Safety & Compliance


  • Ensure compliance with OSHA, Fair Housing, local building codes, company policies, and other applicable regulations.

  • Conduct routine safety inspections and promptly address identified hazards.

  • Oversee fire alarm, sprinkler, emergency lighting, and other life-safety systems.

  • Maintain documentation required for inspections, audits, and regulatory compliance.

  • Support emergency preparedness efforts and participate in after-hours emergency response as needed.


Budget, Inventory & Vendor Management


  • Develop and manage the maintenance operating budget and monitor expenses.

  • Identify cost-saving opportunities while maintaining quality standards.

  • Manage inventory of maintenance supplies, tools, and equipment.

  • Obtain competitive bids, oversee contractors, and ensure vendor compliance with licensing, insurance, safety, and contractual requirements.

  • Manage capital improvement (CapEx) purchases within approved budgets and maintain supporting documentation.

  • Process departmental invoices through the Concur system and provide explanations for budget variances.


Performance Expectations


  • Maintain regular, dependable attendance and provide consistent property coverage.

  • Ensure timely completion of work orders and preventive maintenance.

  • Maintain high resident satisfaction and a safe, attractive community.

  • Minimize downtime of building systems through proactive maintenance and effective planning.

  • Perform other duties as assigned.

Physical Requirements



  • Exposure to varying weather conditions.

  • Must be able to stand and walk for prolonged periods (up to 6–8 hours a day) while inspecting the 170-unit property, climbing stairs, and managing maintenance operations.

  • Frequent bending, reaching, kneeling, stooping, crouching, and crawling to inspect or repair building systems.

  • Must be able to lift, carry, push, and pull up to 50 lbs independently.

  • Regular use of hands, fingers, and wrists for both fine motor mechanical tasks (using tools) and administrative duties (typing, data entry, and computer work)


 


The Experience You'll Bring


Required



  • High school diploma or GED.

  • Minimum 5 years of multifamily property maintenance experience.

  • Minimum 2 years of supervisory or management experience.

  • Strong knowledge of HVAC, plumbing, electrical, carpentry, and general building maintenance.

  • Demonstrated ability to read and interpret technical manuals, blueprints, and maintenance reports.

  • Valid driver’s license and reliable transportation.


 


Preferred



  • Certified Apartment Maintenance Technician (CAMT) designation.

  • Experience working in senior living community

  • Knowledge of Virginia building codes and safety regulations.


 


Compensation & Benefits



  • Compensation Range: $51,409 - $61,692 (based on relevant experience)
