Axia Residential is a rapidly growing property management company, and we’re looking for a Porter/Groundskeeper with a strong work ethic and great attitude to help us keep our 334-unit community looking its absolute best!
Position Summary
As Groundskeeper, you play a critical role in creating a clean, safe, and welcoming environment for residents, guests, and team members. Your work helps shape first impressions, supports resident satisfaction, and improves the visual integrity of the property—key factors in occupancy and performance recovery.
You’ll be responsible for maintaining curb appeal, addressing common area cleanliness, assisting with light maintenance, and working closely with the maintenance and leasing teams to ensure the property reflects Axia’s standards. This position requires reliability, attention to detail, and a readiness to work outdoors in all weather conditions.
Qualifications:
- Prior experience in groundskeeping or general maintenance, preferably in multifamily housing or commercial properties
- Ability to work outdoors in various weather conditions and lift up to 50 lbs
- Self-motivated with strong attention to detail and a commitment to property cleanliness and safety
- Basic knowledge of tools and maintenance procedures is a plus
- Pool maintenance experience or certification is a bonus
- Reliable transportation and the ability to work a flexible schedule as needed
- Strong communication skills and a team-first attitude
Your Key Responsibilities
Grounds Maintenance & Curb Appeal
- Maintain a clean, well-manicured appearance of all outdoor areas, including lawns, sidewalks, driveways, breezeways, hallways, parking lots, and trash enclosures
- Pick up trash and debris daily from dumpsters, mail areas, common spaces, and recreational amenities
- Ensure all exterior areas contribute to a positive impression for current residents and prospective renters
- Assist with general upkeep of seasonal decorations, signage, and flags to support marketing efforts
- Must be able to physically walk the property, stoop, kneel, climb stairs, and lift or carry up to 35 pounds. This position requires regular outdoor work and the ability to perform duties in a variety of weather and environmental conditions.
Landscaping & Outdoor Amenity Support
- Water, trim, and care for landscaping including grass, trees, shrubs, and flower beds
- Operate and maintain light landscaping equipment such as blowers, trimmers, mowers, and pressure washers
- Clean and maintain outdoor amenities such as pools, firepits, playgrounds, grilling areas, and dog parks
- Assist with weather-related tasks such as snow/ice removal and seasonal preparation
Light Maintenance & Turn Support
- Perform light repairs such as changing lightbulbs, unclogging drains, or touching up common areas as directed
- Conduct light cleaning and basic prep for units prior to move-ins
- Report all observed maintenance issues, hazards, or resident concerns to the appropriate team member
- Assist with unit cleanouts or exterior preparations as part of the turn process
- Take regular inventory of cleaning supplies and report restocking needs
Team & Compliance Support
- Post notices on resident doors as requested by management
- Follow all safety protocols and use personal protective equipment (PPE) when required
- Keep all tools, equipment, and storage areas clean, secure, and organized
- Maintain a neat, presentable appearance and a respectful, professional demeanor
- Work effectively with the maintenance and office teams to support a strong team environment
