Summary:

Oversee and supervise all engineering operations and mechanical maintenance of the building coming within the jurisdiction of the Engineering Department. Oversee and supervise all contractors hired by the HOA to perform maintenance to or modifications to the building. Engineer may stand a shift, work with the tools of the trade, and be available for emergencies 24/7.

• Respond to homeowner needs.
• Coordinate building repairs.
• Hold Safety meetings per OSHA.
• Purchasing of materials and equipment to maintain buildings.
• Complete work orders, keep logs of activity, follow maintenance manuals, provide regular reports to the General Manager
• Reviewing maintenance contracts such as water treatment, fire equipment, elevator, pool maintenance, and gym equipment repair and make recommendations to management in regards to appropriateness and costs.
• Oversee subcontractors as directed by General Manager.
• Develop and oversee preventive maintenance procedures.
• Study and assign cost-saving measures
• Review and inspect remodeling of units by outside contractors as applies to Shared Area elements of the property.
• Troubleshooting water leaks, electrical problems, noises, vibrations, odors, etc.
• Inspect and immediately repair any safety issues such as trip hazards, fires, and floods.
• Ensure compliance with all city, state and county regulations to include processing and renewing permits.
• Organize emergency evacuation drills and procedures.
• Communicate building deficiencies and recommend a resolution to the General Manager.
• Perform regular building component inspection and maintain logs for Boilers, HVAC, Elevators, Fire Alarm panels, Power Generator Testing, and Exhaust Fan Testing.
• Perform all other duties as business needs dictate.

Requirements

Education and/or Experience:

• 5 years of experience in a high rise
• 5 years of experience in Engineering
• High school diploma required
• Knowledge of building systems is required (Plumbing, HVAC, Security, etc.)
• Must possess a clean driving record and a current, valid drivers’ license

Required education:

• High school or equivalent

Required experience:

• Engineering: 5 years
• high rise: 5 years

Minimum Education:

• High School Diploma or equivalent

Language Skills:

• The individual must have strong written communication skills, and the ability to communicate effectively with employees and clients at all levels of the organization, both verbally and in writing.

Availability:

Regular business hours to include weekends. Occasional overtime work required when emergency situations arise.
