JOB DESCRIPTION:
The Service Expert will carry out assigned maintenance duties as indicated by the Office Manager. He/She will ensure all maintenance calls are handled accordingly and ensure maintenance customers are satisfied after all calls.
Duties, Accountabilities and Limits of Authority:
- Understand and adhere to Lutes Property Services’ core values at all times
- Arrive promptly to maintenance appointments
- Maintain ongoing communication with Office Manager to report work
- Document work and purchases for maintenance and submit documentation after each maintenance call
- Complete preventative maintenance appointments as scheduled
- Report to all emergency calls promptly
- Ensures all materials are on job site prior to beginning
- Gather information to provide recommendations for improvements in facilities for maintenance clients based on our monthly checklist
- Delivery of promises to all clients
- Rotate after hours on-call schedule as directed by Office Manager
- Respond to emergency maintenance calls after hours
Qualification Requirements:
- Excellent customer service and communication skills
- Ability to be a part of on call schedule
- Must show attention to detail while still completing the inspections & jobs in a timely manner
- Capable of making most decisions and completing most tasks without consulting a supervisor
- Able to adhere to and meet strict maintenance schedules weekly
- Skilled in basic arithmetic to calculate materials needed; measure materials
- Knowledge of OSHA guidelines regarding safety practices (on job training will be provided)
- Basic knowledge of changing lightbulbs & airfilters
- Basic knowledge of electrical, plumbing, & HVAC systems and operations
- Working experience and knowledge of lighting fixtures including those for emergency egress routes
- Comfortable with the use of ipads & online software to perform job documentation & billing
- Able to correctly apply methods, practices and procedures in preventative maintenance, inspection, repair renovation and minor construction of buildings and utilities
- Skilled in the use of appropriate painting equipment to paint various surfaces
- Physically able to stand; walk; reach with hands and arms; climb or balance; kneel; crouch; and crawl throughout each work day
- Must be able to frequently lift and/or move more than 100 pounds
- Specific vision abilities required by this job include close vision, distance vision, color vision and depth perception
- Able to work inside or outside on daily basis in any weather condition

Performance Indicators:
Certain key business indicators will measure the effectiveness of the Maintenance Tech. These key indicators are:
- safety on job sites
- completion of jobs on time
- completion of jobs on budget
- completion of jobs within scope of project
- $5,000 in billing weekly
- reviews from supervisor based on this job description & our core values
