HIRING – HVAC Apartment Maintenance Technician (Full‑Time)

Bring your HVAC skills to Monarch’s Omaha portfolio, working across several apartment communities to perform HVAC repairs, troubleshoot systems, and assist with make‑readies and work orders. EPA and HVAC certification are required for this role.

PAY: $28-35 an hour plus up to $3,000+ in bonuses throughout the year!

BONUSES POTENTIAL: Up to $750 quarterly bonuses (based on site performance)

SCHEDULE: M-F 8-5PM (80hrs paid time off 1st year, paid holidays)
Some share on-call responsibilities (bonuses and extra paid-time for emergencies)

POSITION DETAILS: This role supports seven Monarch properties in Omaha, providing HVAC repair, troubleshooting, and general maintenance assistance where needed. We’re looking for a technician with strong HVAC experience, a professional attitude, and the ability to work well with multiple site teams.

What You'll Be Doing:    

• Ensure all work orders are completed in a timely manner based on priority
• Make Ready / Turning Units in between tenants
• Painting/Staining both interior and exterior applications
• Manage and adapt a preventative maintenance program
• Exterior structural maintenance as needed
• Managing coverage of a 24/7 emergency cell phone
• Snow removal (when applicable)
• Pool maintenance (where applicable)
• Housing inspection experience preferred (not required)

The Experience We Like To See:    

• 2+ years’ experience in maintenance or equivalent
• 1+ years' experience in apartment maintenance preferred
• 2+ years' experience in HVAC repair or similar field
• Dry walling including painting and carpentry
• Basic knowledge of plumbing, sweeting copper pipe preferred
• Basic knowledge of electrical including outlets, switches and light fixtures
• Basic repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal
• Required experience in HVAC with EPA and HVAC certification
• Pool experience with CPO certification preferred 
• Some knowledge of water heaters both electric and gas
• Problem solving skills
• Be able to provide great customer service to our residents
• Have basic safety training or be willing to go through basic training within 30/days

A physical demonstration of your ability to complete job duties will be required during the interview process.
