HVAC Asset Manager

Position Summary

We are looking for an experienced HVAC Asset Manager to oversee the performance and maintenance of HVAC assets across our extensive network of facilities. The individual in this role will be responsible for managing assets, including Roof Top Units, VAV's, Energy Recovery Units, Heat Pumps, Make Up Air Units, and Chillers. Leveraging our facilities management software, ServiceChannel, the HVAC Asset Manager will efficiently handle repair and maintenance work orders while also managing detailed asset condition data.

Job Duties/Responsibilities
Asset Inventory Management:
Maintain a comprehensive inventory of HVAC assets across all Life Time locations.
Utilize ServiceChannel to update and track asset information, including specifications, installation dates, and maintenance history.

Performance Optimization:
Develop and implement strategies to optimize the performance of HVAC assets, ensuring energy efficiency and cost-effectiveness.
Collaborate with maintenance teams at various locations to schedule routine inspections and preventive maintenance activities.

Lifecycle Management:
Implement a proactive approach to asset lifecycle management, considering the unique needs of each location.
Utilize ServiceChannel data to assess asset conditions and plan for replacements or upgrades as needed.

Work Order Prioritization and Vendor Management:
Leverage ServiceChannel for efficient management of repair and maintenance work orders.
Ensure accurate and timely communication with service providers through the platform.
Collaborate with HVAC equipment suppliers and service providers through ServiceChannel for efficient communication and coordination.
Evaluate vendor performance and make recommendations for improvements.

Budgeting and Cost Control:
Work closely with finance and procurement teams to develop and manage budgets for HVAC asset maintenance, repairs, and replacements.
Identify cost-saving opportunities through data analysis and implement measures to control expenses.

Regulatory Compliance:
Stay informed about relevant industry regulations and standards for HVAC systems.
Ensure all HVAC assets comply with local, state, and federal regulations.

Minimum Required Qualifications
Proven experience in HVAC asset management, preferably in a multi-location environment.
Familiarity with ServiceChannel or similar facilities management software.
Strong knowledge of various HVAC systems, including Roof Top Units, VAV's, Energy Recovery Units, Heat Pumps, Make Up Air Units, and Chillers.
Excellent analytical and problem-solving skills.
Effective communication and interpersonal abilities.

Education:
Bachelor's degree in Mechanical Engineering, Facilities Management, or a related field

Years of Experience:
3 or more years of experience with HVAC systems
