Job Description - HVAC Manager


JOB SUMMARY: 

The Manager of HVAC is responsible for the oversight and scheduling of the HVAC Technicians as well as working to maintain the operations of our commercial equipment.  In addition, he/she is responsible for performing installs, repairs and maintenance to a variety of equipment including: refrigeration, air conditioning, electric motors, heating units, heat pumps, hermetic compressors, light commercial furnaces, boilers, burners, intake and exhaust fans, economizers, humidifiers, capacity controls, semi-hermetic compressors, split systems, flame safeguard controls, air compressors, air driers and packaged units.  

JOB DUTIES: 

Core duties and responsibilities include the following. Other duties may be assigned. 

  1. Coordinate field staff supervision and training, utilizing Yardi Maintenance Mobile 

  1. Perform project management. 

  1. Schedules field technicians and works with team to increase efficiency of field work. 

  1. Performs and supervises installation and maintenance of commercial and residential HVAC equipment. 

  1. Purchases materials; prevents defects and ensures quality. 

  1. Tracks, forecasts, and reports progress, job costs and risk assessments. 

  1. Initiate projects according to procedures established in the Operations Department. 

  1. Diagnose malfunctions and make repairs as necessary to maintain optimal operation. 

  1. Respond to HVAC related service orders, emergency building maintenance calls, and any after-hour calls and address/resolve problems as needed and in a timely manner. 

  1. Completes work orders, properly record all work performed and work hours, attach applicable receipts, and return to the maintenance department each day; ensures proper documentation is always completed. 

  1. Assist in monitoring maintenance inventory and/or supplies and related expenses, as well as review systems operations/problems 

  1. Reports any maintenance concerns for repair on vacant and/or common areas to the maintenance administrator. 

  1. Coordinate with outside contractors as required, and resolve problems outside of our scope. 

  1. Systems start-up and commissioning. 

  1. Conduct project bidding, applying budget estimating/value engineering. 

  1. Performs all work with safety best practices, ensures compliance with all OSHA regulations and company policies 

  1. Performs installations and maintenance of commercial and residential HVAC equipment. 

  1. Purchases materials; prevents defects and ensures quality 

  1. Tracks, forecasts, and reports progress, job costs and risk assessments 

  1. Effectively resolves a variety of customer service and technical matters; Troubleshoots and performs repairs. 

  1. Perform quality follow up on all tasks 

  1. Support the HVAC/Operations team as necessary. 

SUPERVISORY RESPONSIBILITIES: 

This position supervises the HVAC team. 

JOB REQUIREMENTS: 

  1. Skilled HVAC tradesman in both commercial and residential real estate. 

  1. Mechanical Contractors License through the state of Michigan, or willing to obtain it within 6 months of employment, and 7-10 years of management experience. 

  1. Strong project management 

  1. HVAC training/certificate required: North American Technician Excellence or Oil Heating, Commercial, HVAC efficiency, EPA Type III, Type II and Type III 

  1. Certificate from Technical/Trade School and a minimum of 5 years’ experience working on commercial heating/air conditioning/refrigeration systems and controls. 

  1. Unconditional HVAC License required. 

  1. Boiler Certification and experience with BAS strongly preferred. 

  1. Fully understands and has mastered all of the following, including but not limited to how each component works within the system operates in conjunction with the other components and how that impact the overall operations as a whole: 

  1. All types of HVAC systems 

  1. Refrigeration cycle 

  1. Heating cycle 

  1. Temperature and humidity measurement and control 

  1. Electron theory 

  1. Must be able to repair, adjust, maintain, retrofit and trouble shoot equipment, all types and sizes, including but not limited to: refrigerant controls, compressors, heat pumps, split systems, packaged units, ductless splits, electric motors, electric motor controls, commercial furnaces, boilers, burners, and related controls, water pumps, exhaust fans, unit heaters, economizers, humidifiers, controls, safeguard controls, air compressors, air driers and related accessories and controls, boilers and related controls, VAV systems, VAV units, and VAV terminal boxes, cooling towers, pneumatic controls, electronic controls, steam generators, pressure controls, computer room equipment, glycol systems, frequency drives, and multiple manufacturers building automation control systems. 

  1. Must be able to proficiently perform the following tasks: soldering, brazing, combustion analysis, heat load calculations, heat loss calculations, cooling load calculations, basic navigation thru multiple building automation controls systems 

  1. Ability to diagnose commercial HVAC equipment. 

  1. Attention to detail and dependability is a must. 

  1. Possess knowledge of hazard and safety best practices common to trade. 

  1. Knowledge of Microsoft Outlook, Word and Excel.  

  1. Ability to operate all tools and equipment required to completed job. 

  1. Ability to work with a team and also work well independently, as well as being respectful and efficient in all work. 

  1. Strong communication skills, time management skills and documentation skills; completing all necessary job related forms. 

  1. A valid driver’s license. Company vehicle will be provided. 

  1. Perform all job duties with a positive attitude. 

PHYSICAL REQUIREMENTS & WORKING CONDITIONS: 

Employee will be regularly required to sit, use hands to handle or feel, and talk or hear. Employee will be frequently required to reach with hands or arms. Employee is frequently required to sit or stand; walk and stoop, kneel, crouch, or crawl. Employee must frequently lift and/or move up to 25lbs, and occasionally up to 100lbs. Specific vision abilities required by this job include close vision, distance vision, and depth perception. The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Employee will frequently be exposed to outside weather conditions, and occasionally be near moving mechanical parts and work in high areas. Safety best practice is to be executed. Noise level will be moderate to loud.
