Job Summary:
As an HVAC Technician at Walter Mork Co. Inc., you will be primarily responsible for the maintenance, repair, and replacement of heating, ventilation, and air conditioning systems at our residential properties. You’ll also assist with other general maintenance tasks as needed to support unit turnover and daily operations. This position is ideal for someone experienced with HVAC troubleshooting who values professionalism, teamwork, and resident satisfaction.
Principal Duties and Responsibilities
Fully responsible for the successful completion of all mechanical aspects of the project.
Manages the overall operations of HVAC/Mechanical contracts, including coordination of turnover meetings, scope of work, construction schedule, customer relations, job cost management, cost control of project, purchasing guidelines, project staffing, schedule of values, change order management, value decisions, scope management, attendance at project meetings, compliance of project specifications and plans, staff coordination of all projects, and the performance of daily operations.
Evaluate and ensure the efficient operation of the project, controlling operational expenses at a minimum level consistent with sound industry practices and contractual requirements.
Provides administrative and technical direction and supervision to staff in completing work assignments.
In consultation with the BDM Inc. principals, make recommendations concerning the hiring, promotion, and termination of field staff.
Advise, discuss, and inform BDM Inc. principals on construction matters and problem areas.
Timely coordinate submittals for approval, purchase of materials, consumable supplies, rentals, and services.
Maintains liaison with owner, architects, engineers, and contractors/ subcontractors engaged on the construction projects.
Maintains sufficient records, files, controls, and procedures to ensure management and work production as required by the principals of BDM Inc.
Enforces safety program and coordinates with Safety Director to ensure field forces receive proper training and site safety practices and procedures are followed.
Provides adequate and complete information to administration staff to ensure proper processing of all project correspondence, records, reports, etc., is complete and timely submitted, and proper document control is maintained.
Qualifications
High School graduate, GED, or equivalent experience
2+ years of relevant maintenance experience preferred.
Knowledge of standard practices of the HVAC trade.
Knowledge of applicable building codes, ordinances and regulations.
Knowledge of health and safety regulations
Knowledge of basic record keeping techniques.
Proficient in refrigeration and HVAC systems
Experience as a service technician with a strong mechanical knowledge
Familiarity with HVAC design and schematics
Background in construction and plumbing
Skilled in appliance repair and property maintenance
Ability to operate an ohmmeter and perform equipment repairs
Valid driver’s license for van operation and field service duties
