Industrial Site Asset Manager

Position Summary:

The Sparrows Point Steel (SPS) Industrial Site Asset Manager is responsible for overseeing the commercial and technical operations of the SPS site. This position will be responsible for compliance with lease, contractual, environmental, and regulatory requirements of the site, compliance with EH&S requirements, management of maintenance and operations, management of on-site personnel and vendor relationships, support for planning and execution of any commercial activities undertaken at the site by US Wind and/or other interim subtenants, and coordination with both internal teams and external stakeholders to support the long-term success of the facility.

The SPS site is an 88-acre, waterfront industrial site in Baltimore County, Maryland under long- term lease to US Wind. The site is the former location of the Bethlehem Shipyard. The site includes several industrial buildings and one of the largest dry docks on the East Coast of the US. US Wind plans to redevelop the site the host a new steel fabrication business that will produce large tubular steel components for a variety of industries, including offshore wind projects. The redevelopment project is in the development stage, with construction activities more than 12 months in the future.

Key Responsibilities:

• Serve as the commercial and technical lead for the ongoing site operations and maintenance of the SPS site.
• Support US Wind development team / lead with wind project site development work, site characterization, design / engineering and contracting efforts.
• Ensure compliance with the site lease agreement, environmental requirements, regulatory, and other contractual obligations.
• Manage day-to-day activities and personnel at the site, ensuring safe, efficient, and reliable operations.
• Act as the primary liaison between the SPS site and US Wind development team, as well as external affairs and permitting leads.
• Oversee interface and relationship management with the site landlord, potential subtenants, and all third-party service providers or stakeholders.
• Lead the development and oversight of the annual O&M budget, ensuring cost-effective and strategic resource allocation.

Qualifications:

• Bachelor’s degree in engineering, business administration, property management, real estate or environmental science.
• 4+ years of experience as an industrial site manager may be substituted for a degree.
• Experience in overseeing commercial and technical operations of an industrial site is essential. This includes managing maintenance and operations, ensuring compliance with lease, contractual, environmental, and regulatory requirements, and supporting commercial activities.
• Proven experience in managing day-to-day activities and personnel at an industrial site, ensuring safe, efficient, and reliable operations.
• Ability to act as the primary liaison between the site and various stakeholders, including the US Wind development team, external affairs, permitting leads, site landlord, potential subtenants, and third-party service providers.
• Experience in developing and overseeing an annual operations budget, ensuring cost-effective and strategic resource allocation.
• Experience in supporting site development work, site characterization, design/engineering, and contracting efforts for wind projects or similar large-scale industrial projects.

Overall, the role requires a combination of technical, operational, and managerial experience, along with strong leadership and communication skills. Additionally, relevant experience in site management, operations, and maintenance is preferred.
