Janitor / Grounds

Position Summary

Janitor / Grounds will be responsible for keeping exteriors, common areas, vacant units, sidewalks, and alleyways of property in a clean and safe condition. Assist in other types of maintenance as necessary. Reports to the Janitor Supervisor and Maintenance Supervisor.

Essential Functions

• Clean all common areas and exterior areas of buildings according to daily work schedule;note problem areas that need to be reported to Maintenance Foreman. Safety and/orsecurity items must be addressed and/or reported promptly.
• Work closely under the direction of maintenance or and Property Manager to assuretimely vacant unit turnover.
• Assist as necessary regarding routine maintenance and emergency assistance, snowremoval etc.
• Clean and assist in the maintenance of grounds to assure that development maintains highquality curb appeal.
• Follow weekly and monthly schedules regarding procedures for floor waxing, carpetcleaning, boiler room cleaning etc.
• Disinfect commonly used items like desks, door handles, office tools and phones.
• Maintain cleaning inventory, placing orders for new products when needed.
• Replace air filters and maintain HVAC systems.
• Empty trash and recycling bins.
• Notify management of occurring deficiencies or needs for repairs.
• Make adjustments and minor repairs.
• Stock and maintain supply rooms.
• Cooperate with the rest of the staff.
• Follow all health and safety regulations.
• And additional duties as required by supervisor.

Knowledge, Skills & Certification Requirements

• High School diploma or GED preferred but not required.
• 1-3 years of work experience.
• Excellent customer service skills.
• A valid driver’s license. Ability to manage your time efficiently.
• Available to work on holidays, weekends, and evenings.
• Ability to lift 50 pounds.
• A valid driver’s license and a vehicle.
• Ability to work with minimal supervision.
• Handle basic maintenance, building repairs, cleaning, and other janitorial work.
• Ability to work safely with a variety of cleaning supplies.
• Handle basic cleaning equipment.
