Job Description - Lead General Maintenance Worker




RESPONSIBILITIES & DUTIES:


Lead General Maintenance Worker, provides leadership and guidance, and perform tasks in the areas of plumbing, electrical, HVAC, carpentry, mechanical maintenance, drywall repair and painting.



Performs preventive maintenance to difficult tasks in:



  • Electrical, HVAC, Electronic and plumbing duties that includes inspecting equipment, installing, repairing and replacing pipes, fittings, and plumbing fixtures.

  • Routines of unclogging sinks and toilets, repair of faucets, assemblies in drinking fountains, adjusting HVAC components.

  • Have the knowledge to decrease equipment downtime through high level troubleshooting; Electrical Generators, ATS, Solar, or battery backup systems, HVAC automation management system, Solar heating, facility security system (CCTV, card reader, cameras, barriers), nurse call and fire alarm systems.

  • Pumps and motors in electrical, heating, ventilation and cooling systems.

  • Maintains, computer system’s program and communication equipment (AC and DC) devices updated in operation.

  • Maintains electronic or hardcopy records, reports, recommendations, evaluations, reflecting the conditions under which general building maintenance operations are performed. Prepares job estimates for customers including time and materials cost.

  • Coordinate with staff, schedule subs or in-house personnel to commence work corrective maintenance.

  • Performs periodic and quality inspections on work in progress and completed by services technicians, or subcontractors.

  • Ensure all work meets customer’s request with satisfaction results.

  • Promotes continuous improvement of workplace safety and environmental practices.

  • Performs miscellaneous job-related duties as assigned


REQUIREMENTS



  • High school diploma or GED

  • At least 5 years of experience directly related to healthcare or general industry, preferably in HVAC or Electrical trades.

  • Have extensive knowledge of equipment parts in general, to order supplies and maintain inventory control.

  • Ability to prepare engineering documents, obtain job specifications and cost estimates for new projects.

  • Have good supervisory, communication and people skills.

  • Knowledge in emergency power generation systems, high tech equipment and controls.

  • License or EPA Certification in HVAC equipment, or Journeymen Electrical license, certification in OSHA 10 or OSHA 30, and have experience with Texas and New Mexico local, federal and state laws.

  • Must have a New Mexico or El Paso valid driver’s license.
