As a Lead Maintenance Technician at Gaines Investment Trust, you play a vital role in maintaining the highest standards of property appearance, performance, and resident satisfaction. You will oversee all aspects of maintenance operations, ensure timely and quality repairs, and lead a dedicated team to support a well-maintained, high-functioning community.

Your Purpose & Contribution

Lead Maintenance Operations – Oversee and manage all phases of maintenance to ensure a clean, safe, and well-maintained community.
Develop & Support the Team – Train, supervise, and motivate maintenance team members to meet or exceed performance expectations.
Ensure Timely & Efficient Repairs – Prioritize and complete maintenance requests promptly to enhance resident satisfaction and property functionality.
Manage Unit Readiness – Schedule and oversee vacant unit refurbishing to maintain occupancy levels and meet leasing demands.
Coordinate Vendor & Contractor Services – Supervise and collaborate with outside contractors to ensure quality work and timely completion of projects.
Deliver Exceptional Resident Service – Provide professional and responsive customer service by addressing maintenance concerns efficiently and effectively.
Support Emergency Readiness – Be available to respond to on-call maintenance emergencies as needed to ensure resident safety and property integrity.

Who Thrives in This Role?

We are seeking a skilled and service-driven professional with:

3+ years of experience in a supervisory maintenance role within multifamily housing.
A valid driver’s license and reliable transportation (required).
HVAC and CPO certifications (required).
Expertise in plumbing, electrical work, appliance troubleshooting, pools, HVAC systems, basic carpentry, and painting.
The ability to work effectively in a fast-paced environment while meeting company goals and deadlines.
Strong leadership, time management, and multitasking abilities.
Excellent communication skills with residents, onsite staff, and management.
Fluency in English
Flexibility to handle occasional resident events or maintenance emergencies outside of regular business hours.
