Layton Preserve is now leasing!  Lease up schedule goes through the end of the year for this 38-unit Section 42 senior apartment building.  Once lease-up is completed this position is eligible for a Property Manager role part-time at Layton or full-time by combing with Thrive on King or another property, as available.

Position Overview:

The Leasing Agent is our property’s sales representative, whose primary duties include leasing, marketing, and maintaining positive resident relations for residential apartments. This role is service-oriented and strives to make current and future residents feel welcome and comfortable during the leasing process and throughout their stay in the community.

Key Responsibilities:

1. Marketing and Outreach: Develop and implement marketing strategies to attract potential tenants, including advertising the new construction units and conducting outreach to community organizations.
2. Tenant Screening and Selection: Conduct thorough screening of applicants to ensure they meet Section 42 eligibility requirements, including income verification and background checks.
3. Lease Administration: Prepare and manage lease agreements, ensuring compliance with Section 42 regulations and other relevant housing laws.
4. Property Tours and Showings: Provide tours of the new construction units to prospective tenants, highlighting the features and benefits of the property.
5. Resident Relations: Maintain positive relationships with residents, addressing their concerns and ensuring a high level of customer service.
6. Compliance and Reporting: Ensure all leasing activities comply with Section 42 regulations, including maintaining accurate records and submitting required reports to regulatory agencies.
7. Move-In Coordination: Coordinate move-in processes for new tenants, including scheduling inspections and ensuring units are ready for occupancy.
8. Technology Utilization: Utilize property management software, such as OneSite, to manage leasing activities and maintain tenant records efficiently.

Requirements

• Prior leasing experience preferred; property management experience required.
• Valid driver’s license with reliable transportation and insurance required
• Ability to demonstrate the ability to support and contribute to community team.
• Ability to demonstrate strong oral and written communication skills.
• Ability to operate telephone, personal computer/keyboard, Microsoft Office including Word, MS Outlook and 365, database/online systems, such as Onesite.
• Ability to work a flexible schedule, including evenings and weekends, when needed, with your schedule
• Ability to demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.
• Ability to comprehend basic math skills.
• Ability to multi-task as evident through effective organizational skills.
• Ability to work effectively under pressure with multiple and changing priorities.
• Ability to interact with a wide range of people.
• Ability to read, write, speak and understand English language in order to communicate with others. Bi-lingual skills are helpful.
