Leasing Manager

 The Leasing Manager is responsible for leading, coaching, and holding the leasing team accountable to achieve occupancy, traffic, and net leasing goals across an assigned portfolio. This role ensures leasing standards, outreach marketing, and resident engagement initiatives are executed consistently, professionally, and in alignment with company goals and core values. The Leasing Manager drives occupancy and revenue goals and partners with leadership to execute strategic leasing and marketing initiatives.

•  Work with each Leasing Specialist to complete a Leasing   Binder for their assigned subdivision(s). Identify competitors and shop each   one via phone and in person. Gather floorplans, maps, and business cards, and establish rapport with site teams for future communication about availability and referrals.
• Achieves and sustains portfolio leasing, occupancy, and net lease goals; proactively addresses underperformance. Reviews and   implements strategies that will yield positive results.
• Responsible for the direct oversight of the Leasing Specialist team and their performance as it relates to the overall prospect   and applicant experience. Establishes performance expectations for short/long-term objectives and provides support and accountability to ensure success. Tasks include reviewing lead management, follow-up, listening to   prospect calls, ordering mystery shops, and inspecting models and tour homes regularly to ensure quality control measures are in place.
• Ensures daily huddles, lead follow-up, appointment setting, showings, applications, and conversions meet company standards.   Ensures that each Leasing Specialist and Senior Leasing Specialist achieves a minimum of 3 leases per week.
• Responsible for maintaining current market knowledge of comps in each submarket and providing pricing recommendations. Based on   market data, recommends pricing adjustments, specials, and fees.
• Assess market data against property performance and   develop quarterly marketing plans for each subdivision that include an   overview and recommendation for product, price, people, and promotion. Work with Leasing Specialists to establish a Preferred Employer list for each subdivision.
• Confirms outreach marketing calendars are created monthly, submitted, and executed weekly and monthly; validates quality and effectiveness.
• Ensures that 2 resident events per month, 2 open houses per month, outreach marketing, and community engagement activities are   planned and executed on a monthly basis.
• Responsible for reviewing daily/weekly/monthly reporting for accuracy. Must be proactive in identifying trends and making   recommendations to pivot or proceed to best meet KPIs. Reviews Leasing Team   expenses and ensures accuracy, and submits the monthly expense report per  company policy and procedures.
• Trains, mentors, and develops leasing team members to improve closing ratios, professionalism, and confidence.
• Responsible for walking vacant ready homes that will be toured, including the models and tour paths, to maintain a clean/functional   impression for all guests. Landscape, WOW fridge, model home cleanliness,   marketing collateral, flags/signage, and overall curb appeal must be maintained for optimal ratings and reviews by all customers.Reviews leasing KPIs, traffic, conversion, and marketing data; reports trends, risks, and marketing and action plans to leadership.
• Responsible for providing an unmatched customer experience for all internal and external clients.
• Respond to prospect, applicant, resident, and intercompany phone calls and emails while always delivering a positive customer   experience.
• Ensures the leasing team properly utilizes Salesforce, Yardi, RentCafe, and marketing platforms with accurate and timely data entry.
• Sets the tone for professionalism, urgency, and accountability while reinforcing company values.
• Mandatory KPI Meeting; Daily Team Huddles; Daily Manager Huddles; Departmental Trainings.

• Proven leadership and management of teams.
