What we’re looking for:


We are seeking a full-time Leasing Manager to join our team at The Reserve at Hamburg, a 318-unit community located in Lexington, Kentucky. As Leasing Manager at Ackermann Group, you will maintain a comprehensive and up to date understanding of the community market, product knowledge, lease policies, and Fair Housing requirements. The Leasing Manager is responsible for leasing team effectiveness and overall property occupancy. This person interacts with prospective and current residents to present the apartment community in its most favorable light while sustaining acceptable levels of occupancy. Additional responsibilites include:



  • Supervisory, sales/marketing, and administrative aspects with occasional light manual labor.

  • Leading by example to consistently deliver exceptional customer experiences that garner positive reviews.

  • Providing leadership for leasing team. Lead and mentor the leasing team, providing regular coaching to reach team goals, and fostering professional development to enhance leasing performance.

  • Ensuring all documentation related to leasing, fair housing compliance, and resident interactions is accurate, complete, and timely.

  • Coordinating scheduling of leasing team and periodic resident related activities.

  • Leveraging Ackerman property management software and reporting capabilities to design, execute and evaluate property level renewal and leasing approach.

  • Creating leasing and renewal goals.

  • Routinely inspecting units and community campus to ensure market readiness, executing remedies (I.E., picking up trash or tidying a unit) and collaborating with Leasing and Maintenance team when necessary.

  • Greeting and touring prospective residents through community garnering a lease a reasonable percentage of the time.

  • Ensuring all administrative aspects (I.E., guest card completion, lease preparation, renewal notices etc.) associated with the leasing, move in and renewal process are completed accurately.

  • Documenting and assisting with the scheduling of resident generated service needs.

  • Working with Assistant Community Manager as a liaison for resident and prospect related feedback and concerns.

  • Taking initiative to anticipate and resolve resident issues and inquiries independently. This includes proactively identifying areas for improvement in customer satisfaction and providing solutions or recommendations to Community Manager, thereby contributing to a positive and supportive community experience.

  • Working effectively as part of a team, fostering open communication and support among community staff, including the Maintenance team and Community Manager. This collaboration ensures that resident needs are met quickly and effectively, promoting a high level of satisfaction within the community.

  • Managing inventory of marketing collateral and other office supplies as assigned by Community Manager.

  • Managing budget for resident events, outreach, and marketing collateral.

  • Taking responsibility for other work-related tasks as assigned by Community Manager.




 


The ideal Leasing Manager will have:



  • Availability to work full-time: Monday - Friday, 9:00am - 6:00pm + rotating Saturdays, 9:00am - 4:00pm

  • At least 2 years of multi-family sales and leasing experience

  • Marketing, sales, and customer service experience

  • Proficiency in property management software and Microsoft office. Experience with Yardi Voyager, Rent Cafe, and CRM is preferred.

  • A professional, courteous attitude towards all

  • A high school diploma or equivalent
