Job Description - Leasing & Marketing Director

Summary: To be responsible, under the supervision of the Business Manager or Regional Portfolio Manager, for marketing, leasing, and pre-leasing rental units. Coordinate the leasing team in all aspects of the leasing process, including application processing, paperwork processing, pre-move-in apartment inspections, resident retention activities, lease renewal process, outreach marketing, and community marketing events.

Essential duties and responsibilities include the following. Other duties may be assigned.

Train and be responsible for directing the work performed by the leasing team.

Interview and hire employees in accordance with the company's policy under the direction of the Business Manager or District Property Manager.

Perform written evaluations of employees at designated intervals.

Establish and coordinate scheduling for leasing staff.

Coordinate leasing staff meetings.

Approve bi-weekly timecards for leasing personnel.

Review staff performance, pop and guest cards, and follow up every week.

Meet and greet future residents enthusiastically and professionally.

Conduct tours and provide up-to-the-minute knowledge of vacancies and availability dates.

Maintain daily traffic logs, phone logs, and follow-ups.

Qualify prospects by determining their needs, eligibility, and desirability.

Completely check applications through the credit agency and other resources before submitting them for approval.

Sign and explain the lease and application in detail.

Complete or supervise the completion of move-in paperwork.

Ensure that apartment inspections occur before the new move-in.

Receipt all deposits and application fees according to company procedures.

Properly label and store all monies received, including rent.

Maintain a comprehensive knowledge of the apartment community, appliance selling points, unit sizes, etc. This should include knowledge of the surrounding area, schools, bus lines, and other pertinent neighborhood information.

Maintain up-to-date knowledge of the competition in the area--conducting monthly Market Surveys.

Maintain knowledge of other Legacy Partners communities and future residents to these when appropriate.

Work with the Marketing Department on the advertising and marketing plan for the property.

Coordinate outreach marketing events and meetings with preferred employers and local businesses.

Maintain a complete inventory of marketing materials, brochures/collateral materials.

Prepare leasing centers, vacant apartments, and model apartment homes daily for daily business.

Update all electronic advertising daily with rents, photos, and concessions.

Tour the community regularly to inspect the models and vacancies for readiness. Inspect the grounds and report any concerns to the Business Manager.

Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education/Experience: High school education or equivalent; two years of related experience or training; or equivalent combination of education and experience.

Language Ability: Ability to read and interpret documents such as leases, addendums to leases, pertinent move-in/move-out paperwork, and various Notices to residents such as Notice to Comply, 5-Day and 10-Day Notices. Ability to write routine reports and correspondence.

Math Ability: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compare rate and ratio.

Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills: Word processing, spreadsheets, Internet software, e-mail, and Rent Roll.

Supervisory Responsibilities: This job requires the supervision of the leasing team to ensure quality results in their work.
