WHAT YOU WILL DO
Purpose of this Role: The Title Examiner is responsible for searching, analyzing, and rendering opinions on the state of title for properties within the default servicing and lender services portfolio. This role serves as the diagnostic foundation of the title process, identifying breaks in chain, and defects that must be addressed before a file can move forward through the foreclosure, REO, or disposition pipeline.
Value to the Team: The Title Examiner is the first line of quality control in the default title workflow. By delivering accurate, thorough title opinions early in the process, this role prevents downstream delays, protects the team from uninsurable title situations, and gives the curative team a clear and actionable roadmap. A strong examiner reduces re-work, shortens cycle times, and keeps pipelines moving efficiently.
Organizational Impact: Accurate title examination directly protects the organization's ability to close, insure, and dispose of assets on schedule. Errors or omissions at the examination stage can result in delayed REO sales, failed closings, underwriter claims, and lender liability exposure. This role is a critical risk management function that safeguards both the organization's reputation and its financial performance.
