WinnCompanies is looking for a hands on Live On-site Superintendent to join our team at 570 Washington, a 175 -units senior affordable housing located in New York, NY.
Please note that the pay range for this position is $46 to $50 per hour. Additionally, this is a union position, which includes union benefits and compensation. This position includes a housing unit.
Please, note that the schedule for this position is Monday through Friday, from 8:00AM to 5:00PM with a rotational on-call weekend schedule shared by two teams.
Responsibilities
- Maintain the maintenance operation at the property on a day to day basis as a working supervisor in such areas, but not limited to, appliances, carpentry, hardware accessories, masonry, painting, and basic electrical, plumbing and HVAC.
- Maintain grounds and curb appeal through snow removal, landscaping and trash management activities.
- Complete monthly building and unit inspections to ensure property is maintained to operating standards.
- Review third party property inspections to resolve maintenance repairs.
- Responsible for preparing work schedule for the Maintenance Supervisor and vendors to complete service requests, maintain the preventive maintenance program and overall curb appeal.
- Maintain working knowledge of all maintenance programs and capital improvement projects.
- Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
- Participate in on call activity during off hours, emergencies and hands on maintenance activity.
Requirements
- High school diploma or GED equivalent.
- 3-5 years of maintenance experience.
- 1-3 years of supervisory experience.
- General knowledge of electrical, plumbing, appliance, and HVAC.
- NYC Certificate of Fitness – S12, S13, S14, P99.
- Ability to work with a diverse group of people and personalities.
- Ability to speak and understand basic English.
- Experience with computer systems, particularly Microsoft Office.
- Ability to manage multiple assignments and tasks.
- Bilingual in English and Spanish.
Preferred Qualifications
- Vocational or technical training.
- CAMT certification.
- 2-3 years in a maintenance leadership role.
- Bilingual in English and Spanish.
- Experience with RealPage property management software.
- HVAC or asbestos certifications.
- Lead-Based Paint Renovator certification.
- REAC/NSPIRE experience.
$46 - $50 an hour
