Live-In Superintendent

Free apartment included, located in Ramsey, NJ. We are seeking a skilled Live-In Superintendent to maintain and service apartment communities located in Ramsey and other locations. This position is responsible for completing maintenance work orders, performing preventative maintenance, and preparing apartments for turnover. The ideal candidate is a hands-on maintenance professional with strong experience in plumbing, electrical, carpentry, painting, and general apartment repairs.

Responsibilities:

Complete the below maintenance work orders and repairs throughout the property:

• PlumbingElectricalHVACSheetrock/DrywallGeneral CarpentryPainting, Plastering, and CompoundingSidewalk and Concrete Repairs
• Perform preventative maintenance to minimize emergency repairs and reduce reliance on outside contractors.
• Coordinate and expedite apartment turnovers, including repairs and preparation of vacant units for occupancy.
• Perform general maintenance tasks safely and efficiently.
• Prioritize maintenance requests and repairs.
• Assist with snow and ice removal during winter weather events.
• Additional duties assigned by management that are essential to property operations. Support other properties in the portfolio.

Specific requirements:

• Previous experience in apartment, property, or building maintenance required.
• Strong troubleshooting and repair skills across multiple trades.
• Ability to work independently and manage maintenance priorities.
• Ability to perform physically demanding maintenance work, including climbing ladders, working on rooftops, navigating stairs, and safely completing repairs throughout the property.
• Ability to lift, carry, push, and pull up to 50 pounds on a regular basis.
• Availability to respond to after-hours maintenance emergencies, including evenings and weekends.
• Must provide your own tools.

Housing Provided: Free On-Site Apartment Included.

Salary: $25.00 - $30.00/hr
