We're seeking an experienced Lumber & Material Estimator to own framing lumber, sheathing, and building-material takeoffs across our residential and commercial projects. This is a full-time, in-office role responsible for turning plans into accurate, auditable material estimates that hold up in the field and in the budget.

This is a detail- and systems-driven position. Our estimating operation runs on standardized assemblies, consistent naming and coding conventions, and disciplined documentation. We're looking for someone who takes pride in precision, follows established processes, and contributes to a structured, organized environment.

Key Responsibilities

- Perform detailed framing lumber, sheathing, and building-material takeoffs from architectural and structural drawings.

- Read and interpret truss engineering drawings and layouts to accurately quantify the framing and material information they contain (this is a material takeoff role — you're pulling data from truss packages, not designing or estimating the trusses themselves).

- Build and maintain accurate material lists and estimates using standardized assemblies, applying correct waste factors and accounting for coverage, lap, and framing member spacing.

- Interpret architectural and structural drawings and specifications to quantify scope and identify project requirements.

- Flag discrepancies, missing information, and constructability issues early — before they reach purchasing or the field.

- Coordinate with the estimating team, purchasing, project management, and field crews to align estimates with scope, budget, and schedule.

- Maintain organized, auditable records of takeoffs, assemblies, and revisions.

- Adhere to established estimating standards, assembly structures, and cost-coding conventions to keep estimates consistent and accurate across projects, and contribute to their ongoing improvement.

Qualifications

- Proven experience as a lumber, framing, or material estimator in the Florida residential and/or commercial construction market.

- Working knowledge of Florida framing methods, structural systems, and construction sequencing, including high-wind and HVHZ considerations (uplift, shear, hurricane strapping and connectors).

- Ability to read and interpret architectural, structural, and truss engineering drawings.

- Proficiency with digital takeoff and estimating software (Bluebeam, PlanSwift, ProEst; experience with modern cloud-based, UI-driven estimating platforms a plus).

- Comfortable working in cloud-based software and web interfaces; general proficiency with Microsoft Office, particularly Outlook.

- Exceptional attention to detail and accuracy.

- Strong organizational skills with the ability to manage multiple projects and deadlines while maintaining consistency.

- Comfortable operating within established systems, standards, and processes.

- Clear written and verbal communication; documents assumptions and raises questions proactively.

- Framing experience preferred.
