Maintenance

Essential Responsibilities:

• Perform routine preventative maintenance and repairs throughout the property.
  


• Troubleshoot and repair plumbing, electrical, HVAC, drywall, painting, and carpentry issues.
  


• Respond promptly to maintenance work orders and resident service requests.
  


• Inspect and maintain common areas, including hallways, elevators, fitness center, clubhouse, pool areas, parking garage, and mechanical rooms.
  


• Perform painting, drywall repairs, caulking, pressure washing, and other general maintenance tasks.
  


• Replace light fixtures, bulbs, ceiling tiles, filters, and other building components as needed.
  


• Assist with maintaining HVAC equipment, pumps, boilers, and other mechanical systems.
  


• Monitor building systems and report any operational or safety concerns to management.
  


• Assist with vendor access and oversee contractors performing work on the property.
  


• Maintain inventory of maintenance supplies and equipment.
  


• Ensure compliance with OSHA safety standards and company policies.
  


• Participate in emergency response procedures, including hurricane preparedness and after-hours emergencies when required.
  


• Maintain a clean, organized, and safe work environment.
