Maintenance Facilitator

SUMMARY

As the Maintenance Facilitator, you will play a vital role in ensuring the efficient and effective management of property maintenance, repairs, and improvements by on-site maintenance staff and contractors across various locations in Ohio and Pennsylvania. 

RESPONSIBILITIES

• Coordinate and oversee maintenance activities for properties located in Ohio and Pennsylvania.
• Implement preventative maintenance programs to ensure optimal property condition and minimize repairs.
• Conduct regular property inspections to assess maintenance needs and identify areas for improvement.
• Collaborate with Property Managers to prioritize and schedule maintenance and repair tasks.
• Manage relationships with external contractors, vendors, and suppliers for maintenance services and supplies.
• Ensure compliance with safety regulations and industry standards in all maintenance operations.
• Monitor and control maintenance budgets, ensuring cost-effective practices and timely completion of projects.
• Provide technical guidance, support and training to on-site maintenance staff, promoting skill development and best practices.
• Maintain accurate maintenance records and documentation for reporting and auditing purposes.
• Regularly communicate with stakeholders on maintenance-related matters.
• Hold all members of on-site maintenance staff (approx. 40) accountable to company procedures and quality standards.
• All other duties as assigned

QUALIFICATIONS AND SKILLS REQUIRED

• High school diploma or equivalent
• EPA 608 Universal HVAC certification required; additional technical certifications or trade qualifications preferred.
• Proven experience in maintenance management, preferably within a property management setting.
• Strong knowledge of building systems, equipment, and general maintenance practices.
• Familiarity with safety regulations and compliance standards in property maintenance.
• Excellent organizational and problem-solving skills, with the ability to prioritize and manage multiple tasks.
• Effective communication and interpersonal skills, with the ability to work collaboratively with diverse teams.

PHYSICAL DEMANDS

Individual is required to stand, bend, stoop, crawl, walk, and occasionally to climb ladders for the repair of pole lighting, siding and or roofs up to a height of two stories. Weight lifting requirements include lifting or moving up to 75 pounds from the floor to waist, from floor to chest, from floor to shoulders and also being able to drag or carry 75 pounds over a distance of 50 feet. Individual is also required to lift 20 pounds overhead and needs the ability to move around while laying on his/her back while performing repairs. Since our properties have multiple stories, being able to climb 3 flights of stairs repeatedly is also an essential function. WORK ENVIRONMENT

The characteristic work environment is one of requiring tasks to be completed in outside weather exposure, household and moderate commercial chemicals and moderate noise levels.
