The Maintenance Manager will be responsible for ensuring that all engineering/maintenance operations, including maintaining the building, grounds, mechanical equipment, guestrooms and utility systems are maintained in excellent condition, in accordance with the company’s standards, AAA 5 diamond standards and LQA Benchmarking standards.
SCOPE
In conjunction with the Group Maintenance Manager, project new equipment installations as well as hotel capital projects or new construction. You will be accountable for managing the maintenance budget, preventative maintenance and energy conservation.
Additionally, you will be responsible for maintaining regulatory requirements and leadership of the Health & Safety program in conjunction with the Health, Safety and Security Manager.
RESPONSIBILITIES
Operational
Keep up to date the Preventative Maintenance Schedule to cover all tasks to be completed on a regular basis, to ensure building, equipment and grounds are maintained in excellent condition
Provide Senior Leadership with regular status updates on maintenance projects and maintenance related issues on property.
Ensure all staff members operate in full compliance with the AAA 5 Diamond standards and LQA Benchmarking standards
The main focus will be ensuring the hotel’s outstanding reputation for quality and exceptional service is maintained, in accordance with the company’s standards, AAA 5 diamond standards and LQA Benchmarking standards
Conduct inspections of public areas of the property for needed repairs and services, in accordance with the company’s standards, AAA 5 diamond standards and LQA Benchmarking standards
Conducts inspections of the room stock, ensuring company standards are maintained
Coordinate landscaping and grounds maintenance
Troubleshoot and repair (or subcontract) malfunctions in mechanical or electrical systems (e,g HVAC, plumbing) and other equipment throughout the hotel: communicate with other departments to ensure timely response to issues
Plan and oversee all repair and installation activities.
Monitor and coordinate outside contractors in accordance with all contracts, service agreements and warranties
Review ongoing service contracts to ensure superior performance and competitive pricing
Monitor energy and water management programs to ensure cost effective use of utilities
Develop and/or review Standard Operating Procedures for the Maintenance Department.
Develop and maintain records of all maintenance work, including inspections, certifications, reports and logs
Ensure that worksheets are completed daily as required by all team members.
Create and publish weekly rosters that guarantee adequate staffing levels for sufficient coverage and align with ongoing projects.
Maintain adequate inventory of tools, equipment and stock and oversee the purchasing of equipment and/or supplied in conjunction with Senior Management
Liaise with hotel Health, Safety and Security Manager; ensuring the hotels comply with all government regulations pertaining to building code requirements, health, fire and safety programs, including relevant employee training
Track data using the computerized maintenance and maestro system
Manage capital projects as required including renovations, refurbishments and new construction
Other duties as assigned by the Group Maintenance Manager or the General Manager
People Management
Manages, motivates and monitors the performance of the Hotel’s Maintenance team.
Actively participates in the recruitment process, as required, by identifying staffing needs and shorting potential candidates by utilising the company’s HRIS.
When prompted, conducts candidate interviews as required, and informs the human resources team of successful candidates in a timely manner.
Identifies candidates that are not performing to the expected standards of the company and recommend what steps should be taken.
In this capacity, has the ability to observe the performance management process throughout the hotels and provide continuous and constructive feedback, keeping communication lines open, providing clarification of expectations and identifying areas for improvement.
To ensure that the Maintenance department’s goals are clear and in alignment with company objectives, AAA 5 Diamond standards and LQA Benchmark standard.
Actively coaches the Hotel’s Maintenance staff to unlock team member’s potential and growth, help them to develop new skills and to aid in promoting individual responsibility.
If required, assist department Managers by conducting annual performance appraisals for department staff, ensuring that the process is fair, free of biases, accurate, and promotes the overall purpose of the performance management system.
Able to access and identify department conflicts and infractions against company policies / procedures, and understands how, when and what form of disciplinary action should be taken.
Plan and execute frequent team building activities, in an effort to maintain the momentum and productivity of all staff within any department.
Training and Development
Identify all aspects of Training and Development and Talent Management to maximise on staff’s, personal and professional growth, in accordance with company’s Human Resources - Training and Culture Development team initiatives and to agree AAA 5 Diamond standards and LQA Benchmark standards.
Identifies and conducts assessments to determine what training needs are required for staff within the Hotel’s Maintenance departments to increase job knowledge.
Recommends and assists with the creation and implementation of training plans, based on assessments.
Liaise with the Human Resources - Training and Culture Development team to support the Group Hotel’s Maintenance departments’ development objectives and ensure that managers, supervisors and staff are equipped with the necessary tools and materials to effectively execute their daily tasks.
To carry out or ensure that regular On-the-Job training is taking place to align with the AAA 5 Diamond standards and LQA Benchmark standards.

Knowledge
The Maintenance Manager must have proficient knowledge in the following areas:
Knowledge of Maintenance planning and administration.
Working knowledge of Civil engineering
Knowledge of AAA 5 diamond standards as well as the hotel operating standards.
Intermediate computer skills
Understand, speak, read, and write English at CXC level or equivalent.
