Maintenance Manager

This role oversees all maintenance operations across all properties managed by LIP, leading a team of technicians to ensure guest units, pools, outdoor living and amenities are safe, functional, and guest-ready at all times. This role is a combination of office and field work helping solve issues, inspecting work and leading the team. It involves effective team leadership and management as well as contractor management and owner communication. This person will work hand in hand with maintenance dispatch and coordination personnel as well as other internal departments.

Key Responsibilities

1. Hold team members accountable
2. Lead and schedule the maintenance team's daily work
3. Assist with ordering parts
4. Manage HVAC, plumbing, electrical, pool/spa, and other contractors
5. Track work orders through completion
6. Manage inventory of tools, parts, and supplies; place orders as needed
7. Ensure compliance with safety codes, health regulations, and property standards
8. Respond to after-hours emergencies if needed
9. Maintain preventive maintenance schedules and equipment service records
10. Supervise, train, and evaluate maintenance staff
11. Communicate well with all other departments including Guest Services, Housekeeping, etc

Qualifications

1. 4+ years of maintenance experience, ideally in hospitality, vacation rentals, or property management
2. 2+ years in a supervisory or lead role
3. Working knowledge of HVAC, plumbing, electrical, and general repair systems
4. Ability to use maintenance/work-order software
5. Strong problem-solving skills and ability to prioritize under pressure
6. Valid driver's license
7. Availability for emergency response
8. Including some weekends and holidays
9. HVAC or trade certifications a plus
10. Be able to pass a criminal background check and drug screen
