Job Summary 

A Maintenance Supervisor is responsible for overseeing a team of maintenance technicians and porters assigned to specific regions of properties. Ensuring the rental properties are maintained in excellent condition, both inside and out. The ideal candidate would be a leader, a trainer, self-motivated, highly customer focused, technically skilled, fast moving, and technologically proficient.

Position Details:

• Full-Time Position
• Hours: 40 hours per week
• Compensation: $35.00-$38.00/hr
• Responsibilities: Oversee 1 building with a total of 424 units

Essential Job Functions – Position Requirements  

• Plan and monitor the day-to-day running of maintenance and construction activities to ensure smooth operations. 
• Supervise staff of maintenance technicians and provide constructive feedback 
• Evaluate regularly the efficiency of business procedures according to organizational objectives and apply improvements 
• Manage procurement processes and coordinate material and resources allocation 
• Vendor management and scheduling 
• Conducts all business in accordance with company policies and procedures and all state and federal regulations (such as lead based paint, ADA, Fair Housing, HAZCOM programs, and OSHA). 
• Maintains knowledge of all pertinent laws and EPA/OSHA regulations 
• Oversee maintenance and construction billing in coordination with accounting function 
• Oversee customer support processes and organize them to enhance customer satisfaction 
• Review financial information and adjust operational budgets to promote profitability 
• Utilize a computer, tablet, and smartphone along with other company provided applications 
• Perform other tasks as requested 

Qualifications 

• 10+ years of experience in property management?or a related field, with customer service experience
• Prior experience as a maintenance supervisor managing a large team 
• Strong knowledge of computers and technology including cloud-based software and applications 
• Proficient in Microsoft Office 365 
• Great communication skills 
• Organized and able to manage work orders for multiple priorities 
• Clean driving record with valid driver’s license 
• Dependable transportation 
• Provide own tools to complete work orders?
