This position takes direction from the General Manager and develops skills in some or all of the following areas: plumbing, masonry, carpentry, electrical, custodial, concrete work and other general labor as required.

Essential Duties and Responsibilities:

  

  • Assists in daily operations of the department. Assigns work to maintenance personnel on a daily “as needed” basis as directed by the General Manager. 
  • Assist in maintaining the inventory of all tools and equipment. 
  • Assure that all personnel are accounted for daily and report those who are absent, sick or any other unusual occurrences to the General Manager. 
  • Assist with special projects and events at the discretion of the General Manager.
  • Assure that all personnel involved in an accident on the job sign and complete an      Incident Report as soon as possible, whether or not they require the services of a physician. 
  • Assists the Maintenance staff with repairs and maintenance projects on tracts/entire facility under the direction of the General Manager. 
  • Performs or assists with routine electrical, maintenance, plumbing, carpentry and painting for property owned and/or maintained by the association. 
  • Lead the maintenance staff on individual projects ensuring compliance with all safety measures, ensuring a high-quality product and a safe working environment for the staff and guests
  • Manage facilities staff to deliver maintenance and operations services.
  • Hire and direct contracted service providers associated with facility maintenance and operations.
  • Other duties as assigned.

Requirements

Knowledge, Skills and Experience:

  • Experience: 3+ years of experience in facilities maintenance, including pool maintenance and safety protocols.
  • Technical Skills: Proficiency in using tools and equipment for general repairs and maintenance. Knowledge of pool chemistry, filtration systems, and water treatment. Familiarity with building management systems (BMS) is a plus.
  • Certifications: Certified Pool Operator (CPO) certification or equivalent is preferred.
  • Problem-Solving Skills: Ability to diagnose issues and perform troubleshooting efficiently.
  • Communication Skills: Effective verbal and written communication skills, with the ability to coordinate tasks and communicate issues clearly with team members and vendors.
  • Safety Awareness: Knowledge of safety regulations and best practices for facility and pool maintenance.

Minimum Education:

High School Diploma or equivalent required.

Language Skills:

The individual must have strong written and verbal communication skills in order to communicate effectively with employees and clients at all levels of the organization.

Use of the Following Computer Applications:

  • Outlook MS Word Excel Adobe Acrobat Other
  • MAS 90 Internet Access Power Point

Availability:

Regular business hours and must be available after regular business hours, as necessary.

Physical Requirements:

Ability to lift up to 50 pounds, stand or walk for extended periods, and perform physical tasks as needed for maintenance activities, including pool upkeep.

Work Environment:

Primarily on-site with frequent physical activity, including lifting, walking, and outdoor tasks in varying weather conditions. Reasonable accommodation may be made to enable individuals with disabilities to perform the essential functions.
