Maintenance Supervisor

Transylvania University invites applications for the position of Maintenance Supervisor.  The Maintenance Supervisor manages, directs, and coordinates the Facilities Services workforce to ensure that campus environments are safe, operational, and support the university’s mission. This role provides daily oversight for trades professionals in carpentry, electrical, HVAC, plumbing, vehicle maintenance, grounds maintenance, and landscaping. 

Essential Duties

• Maintenance Oversight & Team Leadership


• Supervise daily operations and workflow of trades staff.


• Provide leadership and guidance across carpentry, plumbing, HVAC, electrical,  and vehicle maintenance.


• Ensure systems and facilities are maintained in a state of operational readiness.


• Monitor and enforce safety practices and maintenance standards.


• Implement and oversee preventative maintenance programs.


• Personnel Management


• Support hiring, training, and onboarding of trades and seasonal employees.


• Conduct performance reviews and assist with disciplinary action when needed.


• Serve as acting supervisor in the absence of the Director or Manager of Operations.


• Renovation Projects & After-Hours Response
  Oversee in-house renovation and minor construction projects as needed.


• Participate in plan reviews and integrate feedback from trades staff.


• Respond to after-hours calls and campus emergencies.


• Budget & Preventative Maintenance Planning


• Monitor budgets related to maintenance operations and small renovations.


• Provide cost estimates for repairs and capital maintenance.


• Track progress on preventative maintenance schedules and improvements.

Contracts, Materials, and Equipment Oversight

• Oversee major service contracts related to facilities maintenance.


• Order and manage materials and equipment for maintenance of all campus facilities, including streets, walkways, and parking lots.


• Ensure timely procurement and inventory control to support operations.

Required Qualifications

• High school diploma or equivalent required; technical training or trade certification preferred.


• Minimum 5 years of facilities or maintenance experience with 2+ years in a supervisory role.


• Working knowledge of mechanical, electrical, and building systems.


• Ability to read plans and schematics; familiarity with OSHA and safety compliance.


• Strong interpersonal and problem-solving skills.

Supervisory Responsibility

• Direct supervision of internal teams and outsourced contracts:


• Maintenance Technicians (I, II, III)


• Painter 


• Seasonal team members as assigned

Working Conditions

• Work performed indoors and outdoors with exposure to noise, dust, chemicals, odors, and extreme temperatures.


• Occasional lifting of 20–100 pounds and regular physical activity required.


• Must be available for occasional evening/weekend emergencies.

Strength Rating: Medium to Heavy Work
