Maintenance Supervisor

About the Job – Maintenance Supervisor:

The Maintenance Supervisor is responsible for maintaining the facilities and assets owned by New Hope of Indiana (NHI), as well as the daily supervision and oversight of the Maintenance team. Duties are split between the main office facility/campus and NHI-owned homes throughout the Indianapolis area. The Maintenance Supervisor assures that all NHI facilities and assets meet regulatory requirements at all times. What you will be doing as the Maintenance Supervisor:

• Assures the safety of associates and individuals served by effectively coordinating all aspects of NHI’s facilities and assets.


• Coordinates and oversees budgets and expenditures for maintaining NHI facilities and assets.


• Advises Capital Operations Manager of any necessary capital repairs or improvements.


• Oversees campus and property repair and renovation projects by identifying and/or coordinating with vendors/contractors to facilitate the proposal process, project scope, and vendor/contractor performance.


• Maintain a list of preferred vendors for routine and emergency repair needs.


• Participates in an on-call rotation and responds to after-hours emergencies accordingly.


• Performs all duties of a Maintenance Technician as needed, such as in emergency situations or during staff shortages.


• Specific to Payne Road Campus:
  
  
  
  • Serves as the campus Property Manager and liaises with tenants to coordinate leased space maintenance and capital needs.
  
  
  • Schedules, assigns and coordinates all routine and emergency campus repairs.
  
  
  • Assures development and implementation of ongoing preventative maintenance system with qualified vendors to meet the needs of the campus.
  
  
  • Completes routine and emergency repairs around the campus as necessary.
  
  
  
  


• Specific to NHI-Owned Properties:
  
  
  
  • Supervises Maintenance Technicians and their property maintenance work in the field.
  
  
  • With Lead Technician, schedules, assigns and coordinates all routine and emergency property repairs and projects.
  
  
  • With Lead Technician, maintains an ongoing preventative maintenance system.
  
  
  • With Lead Technician, develops and implements internal quality assurance systems resulting in continuous improvement.

What qualifications do I need to be a Maintenance Supervisor at New Hope?

• High School Diploma or GED required


• Three to five years of facility, construction, building system and asset management experience.


• Two years of coordinating and/or providing property management experience for residential or commercials properties.


• One year of supervisory experience.


• Non-profit experience


• Must have a valid Indiana Driver’s License and show proof of auto insurance


• Must be comfortable with individuals with developmental disabilities


• Must be able to pass a background check and complete all employment eligibility requirements

What’s the Work Schedule and Location?

• Your schedule is Monday – Friday typical business hours


• You must be willing to work evening and weekend hours if needed


• You will be on call on a rotational basis (includes responding to emergencies 24/7 while on call)


• Duties will be performed in an office and out at properties owned and managed by NHI.


• All travel will occur in NHI owned vehicles, all tools and equipment will be provided by NHI.
