Epic Asset Management is seeking a Maintenance Supervisor dedicated to creating vibrant communities that exceed resident expectations and foster long-term satisfaction. As a Maintenance Supervisor, you will lead a skilled team, maintain exceptional property standards, and contribute to a culture of excellence and professionalism.
Candidates must have prior multifamily maintenance experience, including supervisory or leadership responsibilities, and a strong working knowledge of apartment maintenance operations, vendor management, safety practices, and resident service
Key Responsibilities
Leadership and Team Management
Supervise and motivate maintenance team members, fostering a positive and efficient work environment.
Conduct regular safety meetings and ensure compliance with OSHA and SDS standards.
Train team members on best practices for maintenance and property upkeep.
Maintenance Operations
Manage and prioritize daily work orders and unit turns to ensure timely completion.
Perform routine and preventative maintenance to keep the property in top condition.
Develop and maintain high standards for cleanliness and property appearance, including grounds, amenities, and common areas.
Vendor and Budget Management
Oversee and coordinate the work of outside vendors and contractors, ensuring quality service and adherence to timelines.
Maintain adequate inventory of supplies and tools, staying within budget guidelines.
Assist with preparing the maintenance budget and managing capital expense projects.
Produce reporting and create/manage a vendor calendar for make-ready management.
Customer Service
Provide exceptional service to residents by responding to work orders timely, efficiently, and professionally.
Communicate clearly and effectively with residents and staff to address maintenance concerns.
Strive to exceed resident expectations, contributing to a positive living experience.
On-Call Responsibilities
Participate in the company on-call rotation for after hours emergencies, responding promptly and professionally to urgent maintenance needs.
Assess emergency situations and take appropriate action to protect resident safety and property integrity until a full repair can be completed.
Maintain availability during assigned on-call shifts, ensuring reliable communication and timely response to service calls.
Document all after-hours service requests and actions taken for follow-up and compliance.
Qualifications & Skills
Minimum of 3 years of property maintenance experience, with supervisory experience preferred.
Strong technical knowledge of plumbing, electrical, carpentry, and HVAC systems.
Proficiency in property management software (e.g., Yardi, OneSite, or similar) and Microsoft 365.
Demonstrated ability to manage budgets, coordinate vendor services, and meet deadlines.
Valid driver's license and auto insurance; must also provide personal tools.
Preferred
Certifications: Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator (CPO).
Bilingual in English and Spanish is a plus.
Familiarity with warranty work and construction punch walks.
Physical Requirements
Able to lift/push/pull up to 75 lbs. frequently and 150 lbs. occasionally.
Able to stand, walk, bend, reach overhead, climb stairs, and perform physical tasks for extended periods.
Capable of working outdoors in varying weather conditions.
