High Point & Affiliated Organizations (HPAO) is a health and human service agency whose mission is to treat and prevent substance use disorders and mental illness. High Point has programs located throughout Southeastern Massachusetts, offering a full continuum of care for substance use and mental health treatment, including inpatient, outpatient, residential, and community-based services. Programs and services also assist survivors of abuse, violence, and families experiencing homelessness. High Point believes that everyone has inherent goodness, worth, and dignity. Maintenance Supervisor Requirements
Must always present as courteous and professional;
Demonstrated flexibility and ability to perform multiple tasks;
Must have excellent verbal and written communication skills, including the ability to organize ideas in logical and clear fashion;
Proficient and knowledge of basic computer skills and software programs including the ability to learn, use and train on HPAO electronic information systems;
Must have the ability to work with others in cooperative and collaborative manner;
An understanding of the relationship between substance uses and mental health issues and/or self-help programs;
High level of professional boundaries and ethics;
Comply with Federal Regulations, 42 CFR Part 2, Substance Abuse Confidentiality Regulations and HIPAA Regulations;
Completion of the HPAO approved de-escalation training;
Must be able to lift a minimum of 50lbs.
Maintenance Supervisor Duties & Responsibilities
Knowledge of Infection Control standards such as hand washing, Personal Protective Equipment (PPE) kits, Blood spill kits, etc.;
Organize adequate staffing pattern and on-going scheduling of direct reports;
Provide on-going formal supervision to direct reports;
Process payroll for staff, leave time request and tickets within the HRIS system;
Oversight and Maintenance of the departments fiscal budget;
Attend mandatory weekly and monthly manager meetings;
Arrange and conduct interviews with potential hires;
Hiring, Onboarding and Training of new staff;
Conduct initial and annual performance assessments of all staff;
Take part in outside educational programs in an effort to enhance both professional and personal growth;
Attend and participate in mandatory in-service programs/trainings;
Be responsible for decisions and actions relative to quality of care for all patients;
Conducts regularly scheduled staff meetings, maintains a meeting log and provides minutes;
Utilizes standard precautions at all times;
Prepare for and review all site visits and inspections conducted by Joint Commission, DPH, DMH, etc. and any other authorities having jurisdiction and take immediate action to correct any deficiencies;
Demonstrates behaviors that recognize the rights of patients as defined by the patient rights;
Valid Massachusetts driver’s license;
Possess knowledge and skills needed to provide maintenance, troubleshooting and minor repairs to facility utility systems (electrical, plumbing, boilers, HVAC and other plant equipment);
Possess carpentry and building construction skills;
Attend mandatory quarterly Safety Committee;
Ensure that all codes and standards are in compliance with local, state and federal agencies;
Conduct scheduled emergency response trainings and drills for all staff;
Service and maintain the emergency generator and cooling tower;
Ensure that the facility grounds and amenities are maintained in safe and attractive conditions;
Perform minor electric, plumbing, HVAC and building repairs;
Perform routine preventative maintenance on all maintenance, lawn care, housekeeping and floor care equipment;
Perform routine preventative maintenance on all refrigeration units and other electrical appliances;
Perform minor door alarm and lockset repairs as well as all other aspects effecting the security of the facility;
Perform minor telephone and computer wiring;
Ensure voicemail system is current;
Ensure that service contracts are in place for the treatment plant, plumbing, electric, HVAC, septic/grease, fire control, pest control, emergency generator, trash removal, hazardous waste removal, med room and perimeter and pharmacy alarms, document destruction, propane and fuel oils, exhaust hood cleaning and snow removal;
Monitor all contracted work for completion and safety and verify insurance compliance;
Prioritize and schedule all repairs and projects in a timely manner;
Conduct job specific fire and safety trainings;
Conduct and/or contract scheduled tests and inspections for all fire control and detection systems and equipment and ensure that all documentation is current and accurate;
Conduct scheduled facility maintenance and safety inspections;
Issue facility keys to new staff, as required per site;
Ensure that safety data sheets are on file for all chemicals used within the facility;
Other duties as assigned by the Site Director, Program Director, Director of Support Services/Facilities, Chief Operating Officer.
Maintenance Supervisor Qualifications
High School Diploma or GED equivalent;
At least 2 years of management experience;
3-5 years Facility Maintenance Experience.
