We pride ourselves on teamwork, professionalism, and delivering exceptional service to our residents.Position Summary We’re seeking a skilled Maintenance Technician to perform repairs and preventive maintenance throughout the property. This role ensures interiors, exteriors, and grounds are maintained in top condition. You’ll troubleshoot, repair, and maintain HVAC systems, appliances, electrical components, plumbing, and more—all while providing outstanding customer service.Essential Duties & Responsibilities As a Maintenance Technician, you will play a key role in keeping our property safe, functional, and well-maintained. Primary Responsibilities:
Complete assigned work orders (plumbing, electrical, HVAC, etc.).
Perform routine property inspections.
Report issues and suggest improvements.
Maintain cleanliness and safety of work areas.
“Make Ready” vacant apartments for new move-ins.
Work closely with Maintenance Tech Supervisor and Property Manager to meet goals.
Expectation of Duties by Area: General and Repair Tasks
Plumbing: Repair and unclog toilets, sinks, and drains.
Electrical: Install and repair wires, plugs, switches; troubleshooting appliances.
HVAC: Maintain and repair heating, ventilation, and air conditioning systems.
Carpentry: Repair floors, doors, cabinets; patch walls and ceilings.
Painting: Paint apartments and common areas.
Groundskeeping: Maintain common areas, landscaping, and parking lots.
Maintenance and Inspections
Inspections: Conduct routine inspections to identify maintenance needs and safety hazards.
Preventive Maintenance: Ensure longevity of building systems and equipment.
Safety: Maintain fire extinguishers, alarms, and emergency exits.
Unit Readiness: Prepare vacant apartments for new tenants.
Qualifications
High school diploma or equivalent.
Valid state driver’s license and current auto liability insurance.
Reliable transportation and phone access.
Own basic tools (property-specific equipment provided as needed).
Ability to work independently, communicate effectively, and deliver excellent customer service.
Preferred Certifications:
HVAC and CPO certifications strongly preferred.
Physical & Mental Requirements This role requires the ability to perform a variety of physical and mental tasks to ensure property maintenance and safety: Constantly (66–100%):
Walking, bending, stooping, squatting, kneeling, climbing stairs and ladders.
Pushing/pulling, reaching above shoulders, gripping, turning, lifting/carrying items up to 25 lbs.
Performing detailed observations, working at heights, and using tools safely.
Reading and comprehending product labels and instructions; interpreting written/oral directions.
Working indoors with adequate vision and mobility.
Frequently (33–66%):
Writing reports, working outdoors in all weather conditions.
Lifting/carrying items weighing 25–75 lbs. and driving company vehicles.
