The Maintenance Technician I supports the daily maintenance operations of an apartment community by performing general repairs, apartment make-readies, preventive maintenance, and minor rehabilitation projects. This position works under the direction of the Community Manager and Maintenance Supervisor and provides opportunities for advancement to Maintenance Technician II.The ideal candidate is dependable, customer-service oriented, and able to work a flexible schedule, including weekends, on-call rotations, and certain holidays as needed.
Responsibilities
Perform general maintenance and repairs, including electrical, plumbing, HVAC, appliances, drywall, and pool systems.
Prepare vacant apartments for new residents, including inspections, repairs, cleaning, and make-ready activities.
Complete resident service requests in a timely and professional manner.
Respond to maintenance emergencies as needed.
Conduct daily property inspections to identify maintenance needs, safety concerns, and curb appeal opportunities.
Assist in implementing and completing preventive maintenance programs.
Maintain community grounds, common areas, and overall property appearance.
Coordinate work priorities with the Community Manager and Maintenance Supervisor.
Safely operate, maintain, and store tools and equipment.
Monitor vendor work and assist with quality control efforts when necessary.
Support emergency response activities, including weather-related events, fire, water intrusion, and other property emergencies.
Provide maintenance assistance at other communities as requested.
Participate in required training, certification, and professional development programs.
Skills and Abilities
Basic troubleshooting skills related to apartment maintenance systems.
Knowledge of general maintenance practices, tools, and equipment.
Ability to prioritize work assignments and manage multiple tasks effectively.
Strong attention to detail and commitment to quality workmanship.
Excellent customer service and resident relations skills.
Effective verbal and written communication skills.
Ability to work independently and as part of a team.
Qualifications
High school diploma or equivalent required; trade school or technical training preferred.
Prior apartment maintenance experience preferred but not required.
Valid driver's license and reliable transportation required.
Ability to perform physical labor, including:
Lifting and carrying 50+ pounds
Climbing ladders
Bending, stooping, and kneeling
Working indoors and outdoors in varying weather conditions
Career Advancement: Maintenance Technician II
To be considered for advancement, employees should demonstrate:
Knowledge of HVAC troubleshooting, repair, and replacement.
Ability to perform advanced troubleshooting on property systems, including HVAC, water heaters, electrical systems, and appliances.
EPA Certification (Type I and Type II minimum required).
Successful completion of at least six (6) months as a Maintenance Technician I.
Strong attendance and reliability record.
No active written or verbal disciplinary actions.
Education and Experience
High school diploma or equivalent required.
Technical school, trade school, or some college coursework preferred.
Work is performed both indoors and outdoors at the community. This position requires regular physical activity and may involve exposure to varying weather conditions, power tools, equipment, chemicals, and other maintenance-related environments. Appropriate safety procedures and personal protective equipment must be utilized at all times.
