Position: Maintenance Technician I

Location: Marcola Apartment Homes, 2700 Pierce Parkway, Springfield, OR 97478  (Click here to visit Stoneplace!) 

Schedule: Full-time position (40 hours per week), Tuesday through Saturday, 8:00 AM – 5:00 PM, with a 60-minute unpaid lunch break

Pay Range: $23.00 to $26.00 per hour

Classification: Non-exempt position, eligible for overtime pay

Bonus: Eligible for Stabilized Incentive Bonus Plan

Key Responsibilities

• Perform basic repairs in plumbing, electrical, carpentry, painting, and drywall
• Maintain cleanliness of all common areas including leasing office, clubhouse, restrooms, and laundry rooms
• Conduct daily property walks to ensure cleanliness and safety
• Perform landscaping tasks such as mowing, trimming, and pruning
• Handle snow and ice removal as needed
• Operate tools and equipment including mowers, blowers, weed eaters, drills, and paint sprayers
• Assist with pool maintenance including filter, pump, and water testing
• Participate in community events and property inspections
• Attend all required trainings and complete safety certifications by deadline
• Safely operate a golf cart and transport tools and equipment around the property
• Be available for after-hours emergency coverage
• Travel to other properties as needed for business support
• Document all work performed in Yardi, requiring proficiency with property management software

Compensation and Benefits

• Pay range: $23.00 – $26.00 per hour
• $50 monthly cell phone stipend

Job Requirements

• High school diploma or equivalent preferred
• One (1) year in a Porter position or equivalent maintenance experience preferred
• Basic skills in plumbing, electrical, carpentry, appliance repair, and janitorial tasks
• Pool maintenance experience preferred
• Strong verbal and written communication skills
• Valid driver’s license and current automobile insurance are required (driving is an essential function of this position)
• Reliable transportation and ability to transport tools and equipment safely
• Ability to use property management software (Yardi experience preferred)

Physical Requirements

This position requires regular physical activity, including standing, walking, stooping, bending, twisting, crouching, and climbing stairs or ladders up to six feet. Employees must be able to lift and carry up to 50 pounds, move heavy equipment, and use hand and power tools. The role involves repetitive motions of the hands, fingers, and wrists, and requires sufficient hearing, motor skills, and coordination to safely operate equipment and perform job tasks. Work may be performed in confined spaces, outdoors in all weather conditions, and may involve exposure to chemicals, machinery, and electrical components.
