Maintenance Technician II

SWBC is seeking a talented individual with strong HVAC expertise to perform general and advanced maintenance and repair on interior and exterior building systems. This role includes hands-on responsibility for HVAC systems, as well as supporting plumbing, electrical, and general building maintenance across the company’s real estate portfolio locations in the United States. Frequent travel between properties is required.

Essential duties include the following:

• Perform troubleshooting, diagnostics, repair, and preventative maintenance on HVAC systems, including RTUs, split systems, and associated controls.
• Monitor HVAC performance to ensure efficiency, reliability, and occupant comfort.
• Identify system deficiencies and recommend corrective actions or upgrades.
• Coordinate and oversee HVAC vendors for repairs, installations, and system improvements.
• Perform routine building maintenance, including painting, ceiling tile replacement, lighting repairs, carpentry, and minor plumbing and electrical work.
• Conduct regular inspections of facilities and equipment, documenting findings and preventative maintenance activities.
• Maintain exterior property appearance and ensure operational safety and efficiency.
• Support office moves, furniture setup, and special event arrangements.
• Oversee janitorial services and ensure cleanliness standards are maintained.
• Assist with building security, monitoring systems, and responding to alarms or incidents as needed.

Serious candidates will possess the minimum qualifications:

• High School Diploma or GED required.
• Minimum of three (3) years of hands-on experience in building maintenance, with strong emphasis on HVAC systems and troubleshooting.
• Proven knowledge of HVAC systems, controls, and preventative maintenance practices (HVAC certification or equivalent experience preferred).
• Experience with general carpentry, plumbing, and electrical repairs.
• Ability to operate maintenance tools, HVAC diagnostic equipment, and building systems.
• Working knowledge of Microsoft Office, CAFM systems, and work order platforms.
• Strong communication and problem-solving skills.
• Ability to lift, push, or pull up to 85+ lbs.
• Ability to work on ladders, rooftops, and in physically demanding environments.
• Availability for on-call rotation, after-hours work, and frequent travel between properties.
• Bilingual preferred.
