Maintenance Technician, Monday - Friday, 8:00am-4:00pm

Description

RESPONSIBILITIES:  

• To follow   through with all work assigned by Maintenance Supervisor.
• Wear proper   uniform as provided
• Operate all equipment as per instructions for safety
• Wear appropriate   safety gear as needed; goggles, hard hats, boots
• Complete all   work orders and daily work logs, submit to Resident Services daily.
• Additional   duties to be assigned by the Maintenance Supervisor and / or Property Manager.
• Obtain Work Orders from Resident Services 
• Report to Supervisor at Storage Building 
• Load trucks with supplies as needed for work orders
• Blow off all courts and Towne Centre (clear all debris)
• Inventory
• Clear and salt walkways
• Check vehicles and equipment prior to operation
• Submit completed daily logs and work orders to Resident Services
• Responsible for   training and supervising maintenance staff and overseeing the work of general   contractors on common property; may be called upon to make repairs as   required and to train the in-house maintenance staff.
• Direct the   community’s outdoor maintenance activities through the work order system. Coordinates assignment of maintenance staff   with Property Manager.
• Responsible for   general maintenance of stormwater systems and grounds under WHOA’s   jurisdiction so that they are kept in good repair. 
• Inspect   worksites in order to approve all work orders, ensuring that: work is necessary; work to be done is the responsibility of WHOA or can   be on a cost-basis to resident; and assigned work is to be done in the most   cost-effective way possible.
• Inspect all   grounds maintenance and repair work during its performance and at completion,  report back to Property Manager.
• Ensure that all   maintenance employees utilize appropriate safety gear and properly operate all equipment
• Complete daily   work logs and submit to R.S. at the end of each shift
• Sees that equipment works properly.
• Maintains an   adequate inventory of maintenance supplies and equipment.
• Additional duties to be assigned by the Property Manager.

Requirements

POSITION OVERVIEW: Knowledge of small repairs, paint, , grounds and masonry, stormwater management as assigned by supervisor. Ability to operate automobile, truck, small equipment (i.e., power washer, power tools,  etc.). Able to interpret written instructions.  Knowledge of maintenance referral chart outlining homeowner/association responsibilities. Knowledge of OSHA regulations and any other safety factors.
