🛠️ About the Role

RENT PROSPER is looking for a skilled Maintenance Technician to join our Multifamily Division at Cypress Pointe — a smaller condo property in Orlando. You'll be part of a tight-knit team, focusing on resident work orders and turnovers (make readies).

This is a Monday–Friday, 8:30 AM–5:30 PM position with rare, emergency-only on-call hours.

This role is perfect for someone with hands-on experience in older properties who thrives in a fast-paced environment and takes pride in getting units rent-ready with quality and care.

🕒 Working Hours

• Monday–Friday, 8:30 AM – 5:30 PM
• After-hours on-call: Rare and emergencies only

🧰 Key Responsibilities

• Perform repairs and maintenance on 10+ year-old residential HVAC systems, appliances, plumbing, and electrical fixtures
• Handle unit turnovers: inspect, scope, repair, and prepare units for move-in
• Complete daily work orders from tenants using a PM platform (Yardi, Rentcafe, etc.)
• Communicate professionally with residents and team members
• Track time-in/out, list all materials used, and take photos
• Maintain accurate records and receipts for all work performed
• Submit weekly maintenance reports to the management team

🧱 Maintenance Experience and Qualifications

HVAC (Air Conditioning)

• Troubleshoot and repair various brands/models of 10+ year-old systems
• Replace/install coils, compressors, handlers, Freon, fans, drain lines, etc.

Appliances

• Repair, replace, or install stoves, refrigerators, washer/dryers, microwaves

Plumbing

• Replace/repair sinks, toilets, shutoff valves, water heaters, garbage disposals, etc.

Electrical

• Replace/install light fixtures, fans, switches, receptacles, appliances

General Maintenance

• Minor drywall patches, texture blending, touch-up painting, cabinet/countertop repairs, light carpentry

Make Readies (Turnovers)

• Create scope of work, log tasks in PM system, coordinate parts/vendors, complete repairs

Work Order Management

• Triage and prioritize daily work orders
• Document photos and detailed notes in PM system in real time

✅ Must Have Qualifications

• Must have valid driver's license
• Comfortable with pre-employment background screening
• 5+ years of maintenance experience including plumbing, electrical, appliance repairs, turns, make readies
• 5+ years of residential HVAC troubleshooting, repairs, and full system installations
• EPA Certification
