The Position:
As the Make Ready Technician you will ensure that all vacated apartments are thoroughly restored to "make ready" status and diagnose problems and make repairs in areas such as dry walling, painting, electrical, plumbing, pool, carpentry, and appliance repair. Make Ready Tech Will also be required to perform work orders as assigned.
Responsibilities:
Repair and improve all units prior to residents move in date - trash out, change bulbs/locks, install appliances, painting, caulking, light drywall repair
Maintain pool and understand basic pool care (chemical readings, making chemical adjustments, and back-washing etc.
Can safely operate the following equipment; power washer, backpack blower, floor scrubbers, carpet cleaner and sweepers
Maintain grounds by removing debris and trash
Reports supply needs to Lead Maintenance and or Community Manager and maintain shop organization
Complete assigned work orders
Ensure all work orders are responded to within 24 - 48 hours
Ensure thorough restoration of vacated apartments to "make ready" status.
Diagnose and repair problems in various areas such as drywalling, painting, electrical, plumbing, pool, carpentry, and appliance repair.
Inspect vacated apartments and complete make-ready checklists.
Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets, curtains, mini-blinds, ceiling fans, lights, etc.
Check and repair/replace faucets and sink plugs as necessary.
Replace washers when needed.
Perform exterior repairs on sinks, bathtubs, etc., when necessary.
Assist with painting and drywall repair.
Make new keys upon request.
Replace vacancy lock (if applicable) when changing locks for new resident move-in.
Share cleaning and grounds-keeping duties with the maintenance staff.
Qualifications:
Minimum of 1 year general maintenance or property experience
Maintenance and Repair experience in Painting, Carpentry, Dry wall, Basic Electric and Plumbing
Ability to push, pull and lift up to 50 lbs
Availability for on call rotation evenings and weekends
