THE OPPORTUNITY
The Technician – Level 1 prepares vacant apartment homes for new residents by completing repairs, installations, and inspections. This role ensures all units meetcompany standards by addressing maintenance needs and supporting the maintenance team as needed. Their work directlyimpactsresident satisfaction and property appeal.
KEY JOB RESPONSIBILITIES
Prepare vacant apartments for new residents by completing repairs, cleaning, and ensuring all features are in working order per our Total Quality Make Ready (TQMR) program.
Perform basic maintenance tasks, including light fixture replacements, minor plumbing repairs, appliance checks, and drywall patching.
Assistwith painting, carpet cleaning, and exterior touch-ups to meet market-ready standards.
Maintain inventory, report supply needs, and support the maintenance team with work orders and groundskeeping as needed.
Maintain the cleanliness and curb appeal of the property, including grounds, parking lots, breezeways, amenities, andcommon areas.
Work independently while following company standards,demonstratingattention to detail, andmaintaininga commitment to resident satisfaction.
Provide emergency and on-call maintenance support as needed.
Support the team with other duties as needed tomaintainresident satisfaction and property standards.
In this role, you will travel dailyto one of the assigned communities within your region.This will typically not exceeda 25-mile radius of the designated primary location.
CANDIDATE PROFILE
Prior experience in make-ready, maintenance, or related field.
Basic knowledge of plumbing, electrical, and appliance repairs.
Abilityto prioritize and manage multipleunitturns efficiently.
Strong attention to detail and proactive approach tomaintainingcompany standards.
Ability toworkflexible schedules, including participation in an on-call rotation.
Clean Motor Vehicle Record.
Lifting/carrying (supplies, equipment, etc.):
Over 75 lbs.Rare need
25 – 75 lbs.Occasional need
1 – 25 lbs.Constant need
